The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet 1:
Please provide the following information on the first sheet of the plan:
Clear and specific scope of works
Floor area for each building (address)
Occupancy groups (R-3 / U)
Applicable codes: 2022 CBC, CRC, CEC, CPC, CMC, California Energy Code, and California Green Building Code.
Site plan: Please clearly specify the proposed conversion of existing garage to an ADU will be under a separate permit application and plan submittal.
For Information! The permit application PC#101114277 for the ADU conversion was expired as of 3/22/24. New application is required.
Sheet 2 and 3:
Information on sheet 2 and 3 are similar and duplicated. Please omit one of the sheet. Reminder: Coordinate and revise Sheet Index on sheet 1.
Basement: Please clarify the note. It either to show remove the unpermitted electrical work, or legalize; cannot be leave an open statement as shown on the plan.
All the permit numbers referenced on the plan were never proceeded nor permitted. Please revise note and remove all the referenced permit numbers.
All the works that described under the expired permit shall be addressed and incorporated into the active/current permit applications.
Floor plan: Interior wall to be legalized – On the plan, please clearly provide wall legend to show existing wall vs. new wall; use different wall line/type so that it can be easily distinguish. Walls were constructed without the permit shall be considered new construction.
Provide demo plan to show where existing walls were demolished.
Floor plan: Please show all dimensions exterior wall and interior wall.
Floor plan: Please clearly label rooms as existing (E) and remodeled (Re).
Unit 926 – 1/2 Lacy: It appeared that the bedroom was mislabeled as “Living Room”. Please verify and revise accordingly.
Unit 926 Lacy: Kitchen exterior door – Please revise floor plan to show door swing inward.
If new wall is created between the two residential units, wall shall be constructed as one-hour fire-rated assembly, extend vertically from foundation/floor to the underside of the roof sheathing. Provide detail and clearly cross-referenced onto the plan.
Bathrooms: For clarity, please show/indicate shower fixtures on the floor plan.

This is not an Egress Plan. Please revise Title Block accordingly.
Stairs:
Please revise remodeled/repaired stairs to provide maximum riser of 7.75” and 10” minimum treads.
The greatest riser height within any flight of stairs shall not exceed the smallest by more than 3/8 inch.
Please coordinate handrails height to match with structural replacement details on sheet S-1.
Permit PC# 105119773: new ramp at 928 Lacy – Please provide information and detail for the ramp as stated under permit application PC# 105119773.
