All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.A separate Building Permit Application is required for:

Table 503)Identify existing 2 units address on the site plan.Describe phasing plan on sheet A2.1.Occupancy storing, handling, using, and/or selling hazardous materials, liquids, and chemicals shall submit a list of all said materials, listing their quantities and how they relate to specific California Building Code Table items. Note on the Floor Plan, type and quantity of hazardous material in each control area and fire-resistive rating for fire barriers.Submit a letter addressed to the Building Safety Division describing in detail the manufacturing process from material delivery, storage, handling, packaging, and shipping of finish product. Include an equipment list describing use in the process.Verify if there is any re-slurry or just restriping for the parking.The City of Santa Ana requires concrete exterior door landings. Revise the drawings to show compliance. ( For new exterior door)The floor or landing at each side of an exit door shall be level and having a length in the direction of the door swing of at least 60” and the length opposite the direction of door swing of 44” as measured at right angles to the plane of the door in the closed position. 11B-404.2.4.4CBC Sections 11B-303. Regardless of the occupant load, there shall be a floor or landing on each side of a door. The floor or landing shall be not more than ½” lower than the threshold of the doorway. Change in level between ¼” and ½” shall be beveled with a slope no greater than 1:2. Change in level greater than ½” shall be accomplished by means of a ramp. Provide detailed sections and plan views showing compliance at all doorways requiring accessibility.CBC Section 11B-404.2.9 Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. When fire doors are required, the maximum effort to operate the door may be increased to the minimum allowable by the appropriate administrative authority, not to exceed 15 pounds.Clarify furred wall used on sheet A2.1, to restrict access. How would door be openable.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4.
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsCBC Section 11B-206. Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.1.2.5. Accessible parking spaces serving a particular building shall be located on the shortest accessible route of travel from adjacent parking to an accessible entrance. In parking facilities that do not serve a particular building, accessible parking shall be located on the shortest accessible route of travel to an accessible pedestrian entrance of the parking facility.Identify main entrance on the site plan and floor plan.Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 422 and CPC 422.1. ( Provide fixture counts) Provide minimum 48” landing at the bathroom doors.CBC 11B-604.8.1.2, Doors shall be located in the wall or partition farthest from the water closet.No pictogram allowed on the bathroom door.Drinking fountains serving the area of new work shall be accessible. CBC Section 11B-602 and California Plumbing Code Section 406.5.Provide 44” between the shelving and 36” at the side of the shelving.Complete the attached Disabled Accessibility Documentation Form.Provide path of travel to the trash enclosure.Identify fire rating for the corridor.Provide shelving and furniture for Grow room #3 to # 8, to justify exiting.Glass and glazing shall be in accordance with CBC Chapter 24. Note on the drawings all windows and doors having glazing. Indicate the type and thickness of each light of glazing on the drawings. ( For new windows)Note type of safety glazing complying with CBC Section 2406 for hazardous locations listed under CBC Section 2406.3.Provide complete structural calculations and drawings for gypsum board ceilings.Provide weight of the lights in the grow rooms.Please consider weight of the lighting in grow room in calculation for drywall ceilings.On T-bar ceiling on sheet A3.2, detail 8, shows compression strut is maximum 4’, actual height from ceiling to the structure above is 15’. Please clarify and justify the span.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Storage racks over 8’ high
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- New equipment screening on roof
- Trash EnclosureProvide calculation for bracing of partition walls for 22’ long brace on detail 1/A3.1.Provide span table for metal studs. Provide metal gage for bottom track on detail 1/ A3.1. Verify equipment in the electric room and verify if Panic hardware and 1-hr fire rated wall required.CMC 304.3, Access to equipment and appliances on the roof required for buildings exceeding 15 feet in height.Please make a note on the drawings “ Commercial cannabis ventilation required per mechanical handout”.
