The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
PLAN CHECK COMMENTS
Provide following requirements on plan to show compliance of the revised accessible route:
Show width and length of the C3 ADA parking and access aisle on plan.
Show slope on plan. The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). §11B-403.3
Provide dimensions on plan. The clear width for sidewalks and walks shall be 48 inches minimum. §11B-403.5.1 exception 3
Revise detectable warning location. The detectable warnings shall be located at the boundary between accessible routes and vehicular way, minimum 36” wide and continuous along the zero curb.
The number of proposed accessible parking spaces (8 spaces) are less than the previous approval (16 spaces). This project has (15) mobility units provided on plan with (120) parking spaces. (see attached photo for reference).Per 11B-208.2.3.1, “Where at least one parking space is provided for each residential dwelling unit, at least one parking space complying with Section 11B-502 shall be provided for each residential dwelling unit required to provide mobility features complying with Sections 11B-809.2 through 11B-809.4.”. Please provide total (16) accessible parking spaces including (3) van accessible and the show compliance notes as approved from the permitted plan on the drawings or provide a fully detailed CASp report with CASp professional stamp and signature to justify the design for further review.
