The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet S1.2Fix graphical issue found on various sheets at title block. Sheet S2.0Applicant shall verify existing foundation occurs. This revision submittal has been applied due to no existing foundation being found during inspection. EOR shall revise design and drawings to incorporate no existing continuous foundation and provide the required revision for new foundation. This new design for ADU does not currently fix issue found in field. PC #2: Please note that this original ADU is unpermitted. Therefore, all items are not considered “existing”. Information for all items shall be provided as if newly built. This includes slab on grade thickness, rebar, etc.. However, for construction and detailing purpose, this can be labeled as existing unpermitted. For example, detail 9/S3.0 shall can show existing unpermitted slab on grade to be doweled into new foundation.PC #3: Construction and detailing allowance for specifying existing unpermitted is for details only. Slab on grade information as well as weatherproofing information shall be specified on plans, including thickness, rebar, weatherproofing material, etc. This shall be verified in field. Additional CommentsSheet S2.0Calculations spec HDU4 holdowns for all shearwalls. Revise to match calculations.PC #3: Comment not addressed, drawings still show HDU2 while calcs spec HDU4. Drawings shall be revised to match calculations.Sheet S3.0Detail 9 – Footings shall be doweled into existing unpermitted slab on grade.PC #3: Details show dowels to be epoxied into new footings. Dowels should be epoxied into existing construction. Detail 10 – Show continuous foundation rebar through new pad footings, else provide bottom bars in isolated foundation.(End of Comment)
