All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)REVISED PLAN RESUBMITTED 6/25/2024 – THE FOLLOWING ARE REQUIRED:Planning review and clearance is required prior to the resubmittal. Please submit revised plans to OCFA for review and approval. Submit revised mechanical and electrical plans for review and approval. The scopes of revisions have been added. Additional plan check fees are required. Sheet A-01ar: Please revise site plan to show location of the proposed 1st floor practice suites and the relocation of book store. Sheet A-01ar: Please show/provide accessible route to the proposed 1st floor practice suites. Sheet A-02: Please clearly show location of the relocated 1st floor practice suites. Show demo works if applicable. Sheet A-11.1r: For clarity, please provide a comprehensive floor plan and show where the proposed enlarged plan (Area B) is occurred. The texts show on the floor plan was not legible. Please increase font size. On the plan, please clearly show existing wall vs. new wall. Provide wall Legend.Provide fire-rated wall and opening protection for wall between pract. Rooms, and wall between the pract. room and common use spaces (book store, laundry room). Provide wall legend and construction detail.The book store room shall not pass through the pract. room. Please combine all the individual book store rooms into one room and provide exit door(s) directly to the outside. The common bathrooms shall be accessible to the persons with disabilities. Please revise plan with updated restrooms. Specify doors and provide door schedule. Suites required to comply with mobility shall comply with mobility features complying with Section 11B-806.2.Guest rooms required to provide communication features shall comply with Section 11B-806.3.Where emergency warning systems are provided, fire alarms shall comply with Section 11B-702 and carbon monoxide alarms shall comply with Chapter 9, Section 915.Bathroom within the mobility units: Shower: Shower compartments shall have sizes and clearances complying with Section 11B-608.2. Please show all required dimensions on plan.Standard roll-in type shower compartments shall be 30 inches wide minimum by 60 inches deep minimum clear inside dimensions measured at center points of opposing sides with a full opening width on the long side.A 36 inch wide minimum by 60 inch long minimum clearance shall be provided adjacent to the open face of the shower compartment.Grab bars shall be provided in accordance with Section 11B-608.3.A folding seat shall be provided in roll-in type showers and transfer type shower compartments. Seats shall comply with Section 11B-610.Controls, faucets and shower spray units shall comply with Section 11B-608.5. Controls and faucets shall allow the user to close and open the water supply.Thresholds in roll-in type shower compartments shall be 1/2 inch high maximum in accordance with Section 11B-303. (11B-608.7)Bathtub: Please provide information for restroom with bathtub to show compliance with 11B-607. Laundry room shall be accessible to the persons with disabilities. Please provide information to show compliance with 11B-214. Phase II & Phase III sheets: Phase II & Phase III are not part of this plan review and approval. Please omit/remove plan sheets that referenced to Phase II & III. Extra plan sheets provided: Please remove sheets that did not affected such as plan sheets A-01, A-01a, A-02a, A-11, A12, A-13, A-14, A-21, A-22, A-41, A-42, A-51.1, A-51.2, A-51.3, A-52.1. **Plan was incomplete.
