There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.
The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY):
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☐Police Department approval on the corrected/final set of drawings (647-5840).
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DocumentationPlease coordinate documents between designer and calculations/engineer. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. The Building and Safety Division plan review does not include potential electrical, water, or gas revisions required by any non-city utility company. It is solely on the contractor to ensure proposed addition or alteration can and will meet utility company requirements. MEP are subject to building field inspection.Ensure all hand written items are revised in resubmittal (e.g. Code Reference).Sheet A-3Specify new wall on plan north wall of addition. All new walls and infills shall be specified as new where required.Specify where ceiling height change occurs on plans per sections. Providing shearwall along entire wall may be better in some cases, however it must still be justified or adequately shown that engineering judgement has been used to provide something better than what is engineered. The wall on the Plan North side full length is longer, but it shall be justified that holdowns is not required as they are originally designed by the engineer. The wall on the Plan West side is NOT adequate replacement to the designed and shall be fully following engineering including shear wall lengths and holdowns. All of these information shall be provided on drawings.Beam sizes shall be provided on framing plan and not legend. Else provide legend on framing plan sheet. Justify support where new hip beams are connected to ridge beam. It is unclear where load path is going. Provide detail for connection. Please reach out to engineer for design.Provide justification for existing foundation supporting new beam between addition and existing. Else provide new foundation for long beam.PC #2: Response is not adequate. Provide calculation justifying existing footing is adequate to support new PSL Beam reactions.Provide roof slope on Roof Plan.Show on the plans - attic vent locations, type and size (area = 1/150 of the attic space). It is unclear what is shown on this sheet. Sheet D-1Various details are illegible. Dimensions, notes, and visuals shall be clear and concise.Remove repeated or unused details. (e.g. Detail 7, Detail 18 repeats Detail 11, etc…)Detail 1 – New foundation shall be 18” embedded from lowest adjacent grade. It is unclear where B1, RD1, etc.. occurs. Member sizes shown in design are not found on drawings. It shall be clear and concise where framing occurs and it shall match calculation design, else calculations shall be revised to match drawings. (e.g. BM 1 – (3) 2x10 not found on drawings.PC #2: It is still unclear where RD1 occurs as designed. (2) 2x8 framing not found.Page 16 – Where does Footing F2.0 occur? Footing cannot be found on drawings. If at deck, drawings do not match calculations.PC #2: Footing calculation looks to be for pad footing, verify if this is to occur in project. Page 19 – Justify seismic loading along Line 1. Existing perimeter wall potentially eliminates lateral system for existing mass. New lateral system shall support existing mass unless load is shown to transfer elsewhere. With addition being shown at a higher roof elevation than existing, existing load transfer shall be justified as well. PC #2: Added shearwall above beam does not drag to any lateral system, else confirm interior wall is a shearwall. This is not a sufficient lateral system to carry and transfer existing mass or new mass.Page 19 – It is recommended to add a new shear wall along the south side of addition along existing wall. Else justify Line A loading to potentially support existing mass. Many old houses found to rely on stucco only as lateral system and with stucco removal, could lead to no lateral system.Page 20 – All structural items shall be clearly shown on drawings. Shear wall types not found on drawings and designer looking to call their own system.Page 20 – Holdowns not found on drawings, provide on drawings. PC #2: Holdowns still not found at shearwalls as designed.Page 21 – Drawing does not match calculation, designer looks to be revising intended shear wall, this shall be justified by the engineer of record. At foundation adjacent to deck, this means the 20” embedment shall be from where the grade below the deck occurs, not below the slab on grade. Revise detail. Detail 5 – Detail 1 shows footing width to be 18”, revise to match. Detail 6 – New footing shall be shown to be adequately doweled into existing foundation, not exterior slab. Sheet DKTwo DK sheets provided, remove extra sheet. Canceled work should be removed from drawings and not just crossed out and shown as canceled for clarity. CalculationsPage 21 – Shearwalls are designed for 3’-0” lengths but drawing sheet A3 specifies 33” wall lengths. Revise calculation as needed. (End of Comment)
