The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Information: An application for a permit for any proposed work shall be deemed to have abandoned/expired after 180 days of the date of filing, unless such application has been issued. Sheet A2.0: Bedroom 4 with proposed walk-in-closet: Sleeping room shall provide an emergency escape and rescue opening with a net clear opening of 5.0 sq.ft., 24” minimum net clear height and 20” minimum net clear width. (R310.1) Wall separating existing garage and residence: Please specify minimum ½” gypsum board provided on the garage side, extended from foundation to the roof sheathing. Underfloor ventilation: Please provide additional vents where existing vents were blocked by the new additions. For clarity, please provide/show location of existing basement and provide basement floor plan. Exterior deck and landings: Please provide detail to show exterior finish and provide waterproofing. Specify ICC listing number for the waterproofing material. Sheet A2.1: Roofing listing agency: The ICBO is no longer a listing agency – Please revise note 10b to specify ICC ESR-1274. Roof drains: Please provide detail of roof drain and secondary (overflow) drain. Sheet A2.2: Provide carbon monoxide alarm in hallway outside of bedroom 2 and 3. Sheet A4.0: Section 1: Please show basement ceiling height and specify use of space. Building Sections: Please revise building sections to show wall insulation, roof insulation and underfloor insulation for compliance with energy building envelope. Coordinate with Tittle 24 calculation and specify insulation R- value for each location. Structural Review Comments: Detail 17/SD1: Please revise detail to provide blocks between wall studs above new beam. 2-2x6 beam over the master bedroom: Provide calculation for the 2-2x6 beam carrying existing wall above. Detail 20/SD1 called out at the beam appeared not applicable. Please revise detail to show beam supporting wall above. Exterior wall to be removed for the new master bedroom: Please provide new shear wall at the interior wall line, adjacent to the existing wall to be removed. Provide new footing. Sheet S1: Detail 10/SD1 called out at footing between Garage slab and new floor frame appeared not applicable. Please provide detail to show footing between (E) garage and new floor framings. Provide construction detail for the exterior door landing and steps. Details shall be clearly cross-referenced onto the plan. Detail 30/SD2: Please revise detail to show change in elevations between the interior floor and exterior deck.
