All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet T1.0: Site plan: Please revise plan to show all property lines and distance setback to the existing building. It appears that the building was built on multiple properties (parcels). Site plan: Please show lines of proposed fuel dispenser canopy. The canopy structure shall locate within a parcel property lines. The Canopy shall have setback distance of minimum 10-ft from the property line. Otherwise, the exterior wall line shall be protected with fire-rating per Table 705.5, and allowable wall opening complying with Table 705.8. Scope of work: please transfer the handwritten note (899 sq.ft. of proposed canopy) onto the electronic file prior to printing. Occupancy Group: Fuel dispenser canopy is classified as occupancy group ‘M’. Construction type: Fuel dispenser canopy shall be constructed with noncombustible material. Please revise type of construction to be type II-B. On the plan, please show/provide accessible parking stall(s) and provide an accessible route from the accessible parking stall to the building accessible entrance. Provide details with dimensions, marking and signage to show compliance with the current code. (11B-502)Accessible route shall have slope not exceeding 5%, measured in the direction of travel, 2% maximum cross-sloped, and 48” wide minimum. Sheet A1.0:When existing building is altered, improved, or added, the building shall be upgraded to be accessible to persons with disabilities. On the plan, please show/provide an accessible restroom complying with 11B-Division 6. Provide restroom plan with all the required dimensions. Sheet A1.2: Please contact Orange County Fire Authority (OCFA) for the location of proposed above diesel fuel tanks. OCFA approval is required. Sheet A4.0: Please show ceiling height of the canopy, measure to the lowest end of the ceiling (minimum 13’-6”). Keynote #05 10: Construction of canopy shall be noncombustible material. Please revise note to remove the plywood sheathing as indicated. Please revise plan to show the new canopy slope away from the existing building so that rain water would not run onto the existing roof. Fuel dispenser: Please provide/show information for the dispenser complying with Section 11B-309. Show clear floor or ground space complying with Section 11B-305.Operable parts shall be placed within one or more of the reach ranges specified in 11B-308.Structural Review Comment: Plans shall be legible. Please change text style and color so that when printed it’s legible. Sheet S-0: General note #1 – Please update code edition to the current code 2021 IBC and 2022 CBC. Review and revise notes to reflect with the current Codes and Design Standards. Sheet S-0: Structural observation program – The engineer of record can generate his/her own structural observation program. Please remove information referenced to Orange County Public Works (letter head, contact information, etc.). Soil report was not included. Please provide two sets of soil report (soil report by Associated Soils Engineer, Inc.), per note on sheet S-1.Submit foundation plan to the geotechnical engineer of record for review and approval. The geotechnical engineer shall “review” stamp the plan for general conformance with the soil report recommendation. Structural calculations were not provided. Please provide structural calculation/design for the new canopy. Structural plan review will continue at time of resubmittal. Please provide concrete pad for supporting the fuel tanks. Provide structural calculation. Provide structural calculation for equipment support and anchorage, including fuel tanks, fuel dispenser, etc. *Plan will reviewed at time of resubmittal.
