Additional comments or corrective action may be required by other Departments and/or outside Agencies This Plan Review Report and all subsequent code references are based upon the most recent version(s) of the 2022 California Building Codes (CBC, CRC, CFC, CEC, CPC, CMC, CGBSC, and CEES) The approval of plans and any supporting documents does not permit the violation of any section of the adopted building codes or other pertinent local ordinances, or state and federal laws All listed plan review comments must be adequately addressed before a building permit can be issued Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Applicant shall obtain clearance/approvals from following departments after obtaining approval from Building and Safety Division, prior to building permit issuance ☒Planning Division approval on the corrected/final set of drawings (647-5804). The applicant hired Plump Engineering, inc. to provide engineered design for the patio cover/enclosure instead of using IAPMO pre-approval drawings. See below for latest review comments based on Plump Engineering drawings & calculation. 2ndPLAN REVIEW COMMENTS (10/2/2024):Slab on grade shall be minimum 4” thick with reinforcing #4 bars at 18” on center, each way. Provide structural calculation justification that roof panel is able to span 10’-0”. Provide additional roof framing where required. Provide structural calculation justification that 3x8x0.042 ridge beam w/ 12 gage insert is able to span 21’-0”Provide structural detail of the ridge beam in detail 13/S300EOR to provide missing reference to details 3/S300, 4/S300, 7/S300, 8/S300. Detail 1/S100 does not capture all relevant info. Per calculation page 2, lateral resisting system is selected as “light-frame wall with shear panels for all other materials”. EOR to provide locations, and length of the light-frame wall panels. Provide structural calculation justification. Suggest to design the lateral resisting system as “Cantilevered columns system detailed to confirm to the requirements for: steel ordinary cantilever columns” (G2 per ASCE Table 12.2-1). SEOR to revise all calculation (e.g. columns design) as a cantilevered column, and justify the footing is adequate to transfer column moment to footingSEOR to coordinate design live load. Structural calculation shown live loads as 10 psf; however, sheet S001 indicate design live load as 20 psfEOR to provide footing dimension. Detail 1/S200 to reference footing on plan Sheet S100.
