All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet A1.1: Due to the new addition to the existing building, please provide building analysis for building allowable area per Section 506. Site plan: Please show fire separation distance between the new addition and property line. Please show/provide an accessible route from the accessible parking stalls to the building accessible entrances. Provide details and information for the existing ramps to show compliance with Section 11B-405. 2nd Review Comment: Existing ramps referenced on sheet AD-2 – Please comply with the following Detail B: Ramp that change in direction between runs at (intermediate) landing shall be provided with minimum 72” (6-ft) landing at the bottom of the downward travel. Detail B: Provide/show minimum 6-ft landing at the bottom of ramp, measured in the direction travel. Detail B: Per floor plan, there is not second door located at the top of the ramp landing. Door locates adjacent to ramp landing, in any position, shall not reduce the minimum dimensions of the ramp landing less than 42 inches. Detail C: Door located adjacent to ramp landing, in any position, shall not reduce the minimum dimensions of the ramp landing less than 42 inches. Please rearrange doorShow/provide detectable warning where it’s required per Section 11B-247. Show location and details on the plan. 2nd Review Comment:Detectable warnings showed on sheet A1.1 were insufficient. Please revise plan to provide detectable warning as follow – There is no public sidewalk along Garnsey Street; hence, no marking and truncated dome is required. Please remove marking and truncated dome provided behind the accessible parking access aisle. Revise plan to provide truncated dome at front of the accessible parking access aisle, but shall not encroached into the required landing of the ramp (see marked up plan for clarify). Truncated dome provided at the northerly accessible parking stall was insufficient. Truncated dome shall not provided on the required accessible access aisle. Please see marked-up plan for clarification and locations for the truncated dome. Sheet A2.1: On the plan, please Wall Legend for existing wall, wall to be removed, and new wall. 2nd Review Comment: Wall details referenced to sheet A/A2.3 were not applicable. Please coordinate and revise plan accordingly. On the plan, please provide / show accessible restrooms. Restroom shall comply with Chapter 11B, Division 6. 2nd Review Comment: Referenced detail 4/AD-2, Men’s Restroom – Please revise plan to provide minimum 5-ft clear maneuver space on the pull side of restroom door. 2nd Review Comment: New exterior stairway referenced to sheet 3/A2.3 was not applicable. Please revise detail cross-reference to sheet AD-1 for steel stairway. Sheet A2.2: Please provide a roof plan with roofing information. 2nd Review Comment: Sheet A2.3, new roof plan – please revise roof plan to show new roof over the proposed enclosure. Sheet A2.3: Detail 3: Please show/provide minimum 36” clear from door strike edge (12” handrail extension + 24” door strike edge = 36”).2nd Review Comment: Referenced detail 3/AD-1 – Please revise detail to show outer side handrail extension of 12” horizontally before the 90 degree turn. Structural Review Comment: Sheet S2: Opening with roll-up door: Please provide structural calculation and detail for header supporting roll-up door. 2nd Review Comment: Interior Roll-up doors at Layup room and at X-Ray/Testing room – Please provide structural calculation and detail to show support of the interior roll-up doors. New stairway: Please coordinate with architectural plan for stairway construction. 2nd Review Comment: Please provide structural framing and details for the proposed exterior stairway. Details shall be clearly cross-reference onto the plan. Provide calculation. Sheet S3: Foundation plan: Please submit foundation plan and details to the geotechnical engineer for review and approval. The geotechnical engineer shall “review” stamp the plan for conformance with the soil report recommendation. 2nd Review Comment: Please comply.Lateral resisting: Please provide/show lateral resisting system for left-to-right direction for the new enclosure. Provide calculation. 2nd Review Comment: The concern is not about the existing building; Please show how the proposed structural is laterally supported for the lateral loads. 2nd Review Comment: Detail 12/SD1 – new opening height is provided, please provide strong back columns.
