Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
-School District – After the Building Division’s approval, submit payment to the School District and keep a copy of the payment receipt as prove of School District clearance.
PLAN CHECK COMMENTS:
Prior to submit recheck (188 SF. interior remodel shall be included in the scope):
Please contact Planning Division for the 188 sf. interior remodel approval.
Please contact permit technician Kathy Mahboubian (mahboubian@santa-ana.org714-647-5844) to include the 188 sf. interior remodel into the permit record and increase permit valuation.
Sheet A-1. Please add the 188 sf. interior remodel into scope of work description on plan.
Sheet A-1. Provide and show smoke detectors in each bedroom and in the vicinity outside each bedroom.
Sheet A-1. Provide and show carbon monoxide detectors in the vicinity outside each bedroom.
Sheet A-2. Provide dimensions in the remodel area to locate each new wall and show length of new walls, including master bedroom and new closet area.
Sheet A-2. On the master bedroom window, provide window specification, including width, length, bottom of the opening height, type of windows on plan.
Sheet A-2. Justify on plan. Minimum window area shall be 8 % of the floor area and 50 % openable at the masterbedroom. (CRC R303.1)
Sheet A-2. Justify emergency egress and rescue opening serving master bedroom on plan. The window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.0 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court.
Provide under-floor ventilation in new addition area. The minimum net area of under-floor space ventilation shall not be less than the floor area/150. (CRC R408.1)
Energy
Sheet T24-1. Revise and resubmit energy design for room addition and alteration. The prescriptive CEC-CF1R-ALT-05-E compliance form does not apply to room addition. This review is pending.
Structural
Sheet SNS-1 shall be stamped and signed by the professional engineer in record.
Sheet S-1. Detail 4. Show minimum 12-inch clearance to bottom of girders. (2304.12.2.1)
