All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Public Works Agency approval (647-5039)- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)PLAN CHECK COMMENTSAddress redlines and plan check comments on the drawings.Sheet AN-1.0. Add description of sheet A-5.0 into drawing index.Sheet AN-5.0. Revise site plan to show north arrow and all lot lines on the perimeter of the lot.Sheet AN-5.1. Provide legend on plan and description for each type of hatched pattern.All site accessibility requirements shall be shown on the architectural site plan. Do not refer to civil drawings. Civil drawings are for reference only.Show width, slope, cross-slope, grade separation, curb of the sidewalk and walk on the site plan.The running slope of the curb ramp segments shall be in-line with the direction of sidewalk travel. Ramp runs shall have a running slope not steeper than 1:12. (CBC 11B-406.3.1)The cross slope of curb ramps and blended transitions shall be 1:48 maximum. (CBC 11B-406.5.7)Parallel curb ramps shall comply with Sections 11B-406.3 and 11B-406.5. A parallel curb ramp may be provided with one sloping segment or two opposing sloping segments. (CBC 11B-406.3)Detectable warnings at parallel curb ramps shall be located so the edge nearest the curb is 6 inches (152 mm) minimum and 8 inches (203 mm) maximum from the demarcation line at the face of the curb between the curb and the gutter, street or highway. Detectable warnings shall extend the full width of the turning space at the demarcation between the street and the sidewalk less 2 inches (51 mm) maximum on each side. (CBC 11B-705.1.2.2.2)Provide and identify physical or grade separation between sidewalk and vehicular way or parking spaces on the plan. Circulation paths contiguous to vehicular traffic shall be physically separated from vehicular traffic. Vehicular traffic includes travel through parking facilities, into and out of parking spaces, into and out of electric vehicle charging spaces, and along roadways, driveways and drive aisles. Physical separation shall be provided with circulation paths raised 4" minimum above the area where vehicular traffic occurs. (11B-250.1). See exceptions.Where the turning space has one entrance/exit point other than the sloped ramp segments, detectable warnings shall be 36 inches (914 mm) deep, as measured perpendicular to the curb, and the turning space shall provide minimum 36 inches (914 mm) wide portion without detectable warnings to allow pedestrian travel in the direction of the sidewalk without travelling over the detectable warnings. (CBC 11B-705.1.2.2.2.1)Show location of the tow-away sign (detail 7/AN-5.2) on the site plan.Sheet AN-6.0.Show correct drawing scale.The measurements shown on plan (e.g. 101’, 49.5’ and etc.) does not meet the definition of common path of travel. Please clarify common path of travel and exit access travel distance on plan.COMMON PATH OF EGRESS TRAVEL. That portion of exit access travel distance measured from the most remote point of each room, area or space to that point where the occupants have separate and distinct access to two exits or exit access doorways.Exit access travel distance shall be measured from the most remote point of each room, area or space along the natural and unobstructed path of horizontal and vertical egress travel to the entrance to an exit.Please clarify where the 136’ measurement occurs in the warehouse space #103.Provide exit signs at the redline location on plan. The exit signs shall be readily visible from any direction of egress travel and clearly indicate the direction of egress travel.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”Sheet A-1.0. For clarity, please label proposed floor plan instead of partition plan.Sheet A-1.0. Provide measurement on the proposed floor plan:Overall dimensions measured from edge to edge of the exterior walls.Measurements from edge of the building to each new door opening and between new door openings.Measurements from edge of the building to each edge of door opening and the width of the openings.Sheet A-7.0. In the accessible toilet compartment, provide measurement to show location of new partition on plan.Sheet A-7.0. Ambulatory toilet compartment. Toilet compartment doors, including door hardware, shall comply with Section 11B-404, except that if the approach is to the latch side of the compartment door, clearance between the door side of the compartment and any obstruction shall be 44 inches (1118 mm) minimum. The door shall be self-closing and have a privacy latch. A door pull complying with Section 11B-404.2.7 shall be placed on both sides of the door near the latch. Toilet compartment doors shall not swing into the minimum required compartment area. (CBC 11B-604.8.2.2)Structural commentsSpecify epoxy material and ICC number for the post-installed threaded rods. E.g. Detail 12/S2.0.Detail 12/S2.0. Provide design and detail for the vertical threaded rod anchorage and its foundation/footing. Clarify where and how the rods are embedded and epoxied into on plan.
