The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
Information: An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
[11/1/24] New architectural and structural plans were provided. The following comments are required based on the newly submitted plans with new architect of record.
Sheet A1.0 & A1.1: Activity Center building – Please clarify occupancy group ‘C’ as indicated. Was it group A-3 occupancy?
Comment resolved.
Sheet A1.0 & A1.1: Accessible route shall not include the stairways. Stairways are not considered an accessible route. Please coordinate and revise plan for the accessible routes.

Sheet A1.1: There were required fire separation distances for the existing buildings; hence, with the proposed construction of the new patio cover, it will reduce the required fire separation distance for the existing building. Buildings on the same lot shall comply with Section 705.3.
3rd Review Comment: Response was insufficient. The proposed canopy/patio is a permanent structure; hence, it’s considered an addition to the existing building and shall comply with fire separation distance for existing buildings.
Sheet A1.2: Please show new addition in compliance with allowable building area, type of construction, fire separations, allowable exterior wall openings, etc. in accordance with Chapter 5, Chapter 6 and 7.
3rd Review Comment: Similar to the comment above. The proposed canopy/patio is a permanent structure and it’s considered an addition to the existing building. Therefore, provide building code analysis complying with Chapter 5, 6 and 7.
Depending on the required fire separation distances, the addition may not be suitable.
3rd Review Comment: The required clear and unobstructed space was required between the existing buildings for fire-separation distance and fire protection purposes. The proposed addition may not be suitable.
Reminder:Plan review will continue after it has complied with the building analysis with comment 8, 9, and 10 above.
Reminder: Structural review has not been proceeded / reviewed, pending the requirement above. Structural calculation and plans are required.
