The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet 1:
Please provide the following information on the first sheet of the plan:
Occupancy groups (R-3 / U) & Type of Construction
2nd Review Comment: Please revise plan to specify occupancy groups (R-3 / U) for duplex and Construction type to be V-B.
Site plan: Please clearly specify the proposed conversion of existing garage to an ADU will be under a separate permit application and plan submittal.
2nd Review Comment: Scope of Work - 1) The Garage Conversion to ADU is not part of this permit application. 2) Legalize entry ramp – on the plan, please show location and detail for the mentioned ramp.
For Information! The permit application PC#101114277 for the ADU conversion was expired as of 3/22/24. New application is required.
Sheet 2 and 3:
Unit 926 – 1/2 Lacy: It appeared that the bedroom was mislabeled as “Living Room”. Please verify and revise accordingly.
2nd Review Comment: Sheet 3, Please specify window sizes for the bedroom. Window shall meet minimum openings for emergency escape requirement. Window shall provide minimum 24” net clear opening height, 20” net clear opening width, and 5.7 sq.sf net clear opening. Window shall have a finished sill height not more than 44" above the floor.
If new wall is created between the two residential units, wall shall be constructed as one-hour fire-rated assembly, extend vertically from foundation/floor to the underside of the roof sheathing. Provide detail and clearly cross-referenced onto the plan.
2nd Review Comment:For clarity, please reference detail W2 onto the plan, and specify fire-rated wall extends from floor to the underside of the roof sheathing.
Sheet 5 and 6:
2nd Review Comment:Elevations and handrails/guardrails details: Please revise plans to show guardrail at 42” and handrails along the stairway to be 34”-38”. Guardrails and handrails should be at different height.
Sheet S-1:
2nd Review Comment: Sheet S-1, please revise detail 2/S-1 to show 42” height guardrails. Handrails is at 34”-38” height.
Permit PC# 105119773: new ramp at 928 Lacy – Please provide information and detail for the ramp as stated under permit application PC# 105119773.
2nd Review Comment: Please show ramp location on the site plan. And provide detail for ramp.
