Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840)Submittal requirements:The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.Please clarify the following items on the drawings and resubmit plans for plan check:Sheet C-1. Remove not applicable items from the scope of work description.Sheet C-1. As this building is specify as type V-B, please clarify what is the note “1 hour fire rated” below the type V-B construction? Building type of construction shall comply with Ch6 of CBC.Sheet C-1. Clarify either restrooms or bathrooms are upgraded. Please refer to CBC ch2 for definition. Per plan, those are not bathrooms.Delete sheets and details which do not apply to this project.Print all sheets to match the specified scale on plan.Provide the following documentation at the next submission for plan check:Justify permit valuation $2,200. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Provide security grills specification on the door schedule including dimensions, manufacturer’s name, and model.Provide a complete exit analysis and exiting plan and identify all exit components, number of required exits, travel distances, fire-rated construction, hardware, lighting, signage, etc. Note on the egress plan. Security grilles are permitted at the main exit and shall be openable from the inside without the use of a key or special knowledge or effort during periods that the space is occupied.Note on the egress plan. The security grilles shall remain secured in the full-open position during the period of occupancy by the general public.Where two or more exits or access to exits are required, not more than one-half of the exits or exit access doorways shall be equipped with horizontal sliding or vertical security grilles.Provide proposed floor plan, existing floor plan and identify the location with design of the accessible restroom.Provide accessible restroom design for this project shall include enlarged and dimensioned restroom plan, clear floor space, maneuvering space, required clearance for each accessible plumbing fixture with details and required restroom signage. Restroom layout and dimensions must be consistent with the actual building. Design on sheet ADA-1 does not match the building floor plan.For (31) parking spaces, (1) van accessible and (1) standard accessible parking spaces are required. Revise site plan to show compliance and match the site under the permitted plan.Show on the site plan accessible routes that comply with the following: At least one accessible route shall be provided within the site from accessible parking spaces and accessible passenger loading zones; public streets and sidewalks; and public transportation stops to the accessible building or facility entrance they serve. Where more than one route is provided, all routes must be accessible.On the site plan, show and define the required accessible path of travel: 48 in minimum width walkway, 1:20 (5%) maximum slope in the direction of travel, 1:48 (2%) maximum cross-slope.When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. Primary accessible path of travel shall include a primary entrance to the building or facility, toilet and bathing facilities serving the area, drinking fountains serving the area, public telephones serving the area, and signs. (CBC 11B-202.4)Identify all features that will be altered to bring into current compliance with (CBC 11B-202.4)Show detailed information, including dimensions, on existing accessible parking, ramps, and toilet facilities, to verify conformance with the current requirements.
