The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY): ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☒Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☐Police Department approval on the corrected/final set of drawings (647-5840). ☐School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet 1 of 2Identify all PL lines, including one between buildings.Ensure all hand drawing revisions on set is revised on resubmittal.Verify square footage for fire damaged garage.Verify if Garage 9 is being repaired in permit. Add to scope of work. Application specifies (3) Garages to be repaired.Verify Scope of Work, remove Garage 6 from scope of work if not intended to be part of repair permit.Revise existing occupancy to R-2 or justify R-3 use. Sheet 2 of 2Provide new stucco information including thickness, note to match existing does not suffice.Verify on Demo Plan if existing roof sheathing and roof rafters are to be removed over Garage 9.New wall between 722 and 730 shall be 1-hour fire rated. Provide detail for fire rated system. Fire rated system shall span from foundation to underside of roof sheathing.New wall line 3’-0” from alley PL shall be 1-hour fire rated. Provide detail for fire rated system on exterior and interior.Specify lateral system at new exterior walls including garage door side. Else justify existing lateral system adequate with wall replacement.PC #2: Lateral system along garage door side shall be justified. Aspect ratio shall be justified, else alternative lateral system shall be provided and engineered. New lateral system shall meet current code design.Provide detail for shear transfer at new roof rafters to wall connection.Verify new wall studs in Garage 9. Current set has hand drawn hatch, ensure revised in resubmittal.Provide new roof sheathing nailing pattern on plans.Verify if new roof sheathing and roof rafters over Garage 9. Else justify how walls to be replaced with existing framing.Provide new wall AB spacing on sections or plan.Provide new material grade information on drawings (e.g. Lumber, Plywood, etc…)(End of Comment)
