All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. PLAN CHECK COMMENTS See redlines on plan. To legalize unpermitted storage room will be reviewed as new room addition. Please provide complete floor plan design on sheet T-3. In addition, provide roof plan, ceiling plan, architectural elevations, building cross-sections, energy design and structural plans and details. Structural plans and calculation shall be designed, stamped, signed and dated by a licensed civil or structural engineer. Sheet T-1. Under the scope of work description, please add 133 sf. room addition (to legalize from existing unpermitted storage room). Sheet T-1. Provide energy design for the 133 sf. room. Sheet T-1. Southside of the ADU wall is located within 5 feet to lot line, provide 1-hour exterior wallconstruction details and roof overhang underside protection details showing 1-hour fire protection from top of slab to the underside of the roof deck. Sheet A-2. In elevation note #3, please clarify if existing roof covering will be altered or not. Provide ICC number for the new roof covering. Sheet A-3.
