All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
ARCHITECUTRAL PLAN CHECK COMMENTS
Revise the project address to “517 N Sunset St, unit #2 and unit #3, Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document.
Sheet A1.0. For first item, please show square footage of the interior remodel of the main house).
Sheet A1.0. Add note to cover sheet that minimum ___ kWdc residential solar PV system is required and under separate permit for the ADU.
Sheet A1.0.Development fee:For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet. Square footages shall NOT include garage, non-habitable attic space, non-habitable basement space, patio cover, patio enclosure, sunroom and similar uses.
Sheet A1.0.Development fee:Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. The applicant is responsible for the given “SFR sf” of the existing primary residence; Building Safety staff are not responsible for the accuracy of the given “SFR sf”.
Sheet A2.0. Show entire measurement of width and length of JADUon plan.
Sheet A2.0. Provide more measurements on plan to locate and measure each new partition and openings.
Sheet A2.0. New hallway width shall not be less than 36 inches in the ADU next to laundry room.
Sheet A2.0. Provide cross-section at the patio cover to show roof covering material with ICC number, roof slope, overhang dimensions and ceiling height in compliance of Code.
Sheet A2.0. Walls separating dwelling units (main house and new ADU) shall be minimum 1-hour fire partition with STC 50 sound rating. Fire rated wall assemblies shall extend from the foundation to the underside of the roof sheathing. Provide details on the plans. (R302.3 CRC)
Sheet A2.0. Provide fenestration energy design on plan that maximum: __ U-factor and maximum: __ SHGC value for windows and glazed doors.
Sheet A5.0. Provide direct attic access in JADU. For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1)
Note on the egress window. Basements, habitable attics, and every sleeping room in dwelling units must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.7 square feet of openable area, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court.
Energy sheets. For clarity, please relabel sheet number so that no duplicated sheet number exists in this project. Please change sheet number T-24-1 through T-24-3 in JADU and ADU.
Sheet T-24-2. Please sign and complete the responsible person’s declaration statement by David Nguyen.
Show location of the new heat pump for JADU per energy design on plan.
Provide IAQ fans in JADU and ADU per energy design. Show location on the architectural floor plan.

The permit application includes legalizing existing unpermitted patio cover. Please provide complete structural design for plan review and approval as new construction. Please submit structural framing plans, foundation plans, connection details and structural calculations.
Sheet S-2. Ceiling-tie is not available for the 2x8 ridge board. Revise ridge design to design as ridge beam.
Sheet S-2. Address the ceiling-tie splices where ceilings joists are supported on the ceiling beam.
Sheet S-2. Provide minimum 2x8 ceiling joists for 16.5 feet span. See redlines on plan.
Provide requested connection details and shear transfer details marked on the drawings. See redlines on plan.
