The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet G1: On the plan, please provide new ADU to existing house floor area ratio, for the purpose of calculating Park & Rec fee, (800 sq.ft / 2248 sq.ft. = 0.36). Electrical panel: Please show electrical compliance with Energy Storage System required by the Energy Code. Please reproduce the Detached ADU Grading Permit Waiver Request on the plan. Please verify and specify on the plan whether the existing house is equipped with Automatic Fire Sprinkler or not. On the plan, please show/provide main electrical service panel with minimum 225 amp busbar rating. Sheet T-1: Title 24 CF1R (page 3 of 11): The form indicated Battery as design source – Please clearly specify on the Title sheet G1 battery storage is proposed and will be submitted together with the PV submittal. Otherwise, revise Title 24 calculation accordingly. Title 24 must be registered to a HER provider; the form should bear the watermark of the provider (CHEER). Sheet A-1: The 34” door for bedroom #2 and bathroom #2 would not provide the required 32” net clear opening. Please use 3-ft wide doors. On the plan, please provide/show door landing for exterior doors. Sheet A-2: Range hood: Please revise to provide 280 cmf exhaust hood minimum. Sheet A-3: Elevation note #11: On the plan, please specify maximum weight of the tile roof. Sheet S-1: Roof diaphragm was exceeding 3:1 (L/W) ratio. Please provide interior shear wall and footing. Provide details for shear transfer for interior shear wall for transfer of lateral loads from roof to wall to foundation. Revise calculation for the required interior wall. Submit foundation plan to the geotechnical engineer for review and approval. The geotechnical engineer shall “review” stamp the plan for compliance with the soil report finding and recommendation.
