The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. PLAN CHECK COMMENTS Sheet CS-1. Update code version to 2022, not 2019. Sheet CS-1. Please show existing garage square footage on the existing main house table in building data. Sheet CS-1. Scope of work. The following scope of work does not match energy analysis: (1) tankless water heater and (2) minisplit system. Please coordinate with energy consultant to have design in consistent with architectural plans. Sheet CS-1. On the roof plan, show roof vents location to provide attic ventilation. Sheet A-1. Provide 1-hour fire separation between main house and ADU. Cross-reference fire-rated wall assembly details into floor plan. Sheet A-1. The east ADU exterior wall is located within 5 feet separation distance. Provide 1-hour exterior wall and underside eave protection details and cross-reference to the floor plan. Sheet A-1. New ADU. For each enclosed attic space with a maximum vertical height greater than 30 inches, provide a minimum of 22 x 30 inches attic access. (CRC R807.1) ENERGY Revise energy analysis to design an attached ADU, not JADU. Revise the project address to “1903 W St Gertrude Place Unit 2, Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheetand line 3 on page 1 of the CF1R document. The following scope of work does not match energy analysis: (1) tankless water heater and (2) minisplit system. Please coordinate with architect to have energy analysis in consistent with architectural plans. In energy analysis, revise fenestration area size for the south windows to match the architectural plan. STRUCTURAL Revise the project address to “1903 W St Gertrude Place Unit 2, Santa Ana CA 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, and title page on structural calculations. Sheet S1.0. Revise ceiling joists to minimum 2x8 #2 DFL @ 16” o.c. per structural calculation. Sheet S1.0. Please clarify if the hips are existing. If new, provide structural design, calculation and connection details for the hips and their support. Sheet S1.0. Revise detail 18/SD1 to show connections where new ceiling joists are perpendicular to the rafters. END OF COMMENTS
