Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)PLAN CHECK COMMENTSThe drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, address following comments and providecomplete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.Sheet 2. According to permit application, the scope of work on cover sheet and Planning Division approval, the “removing exterior door by the entry” is not part of the scope and not part of this review. Please remove it from both demolition plan and existing floor plan.If addingremoving exterior doorto this permit, please revise permit application, obtain Planning Division approval and modify existing permit at the counter with permit technician prior to recheck of this review.Note that additional fee, plan check time may apply. Note that altering exterior door may require mandatory accessibility path of travel upgrades (CBC 11B-202.4). Clearly indicate the elements and details to be upgraded on the drawings. In addition, fill out the “Disable access compliance form” to indicate the upgrades and submit design on plans. Incomplete plans may be rejected. Sheet 1. Show on the plans: - Project Address/Suite/Room Numbers; Building Numbers - Occupancy Group(s) - Type of Construction - Area tabulation (existing and proposed) - Fire Sprinkler System (State purpose of sprinkler system, for example, area increase under CBC Section 506.3, required by CBC Section 903 for type of occupancy, etc.) - Number of stories/mezzanines and building height in feet Sheet 1. The architectural site plan shall include, but not limited to the following: The location of all existing (to remain) and proposed structures, which are dimensioned and uses labeled, including the reconstruction of the detached garage. Driveways and walkways. Off Street Parking, accessible parking spaces. Site accessibility and accessible routes fully detailed. Note that for clarity, it is accepted separate site accessibility plan is provided. However, referring to civil, landscape or grading plans are not acceptable. EV-ready space and EV charging stations. Landscape area and total square footages of landscaping. Adjoining streets & easements on the property. Property lines of the subject property with the lot dimensions. Curb line, drive approaches, and improvements within parkway (if applicable) Dimension the distance between the curb and property line. Trash enclosures & ground mounted equipment (i.e. HVAC, etc.) Electrical transformers. Existing or proposed walls and fences. Include label of wall height and material. Easements on the property. North arrow & scale of drawing Site lighting. Accessory structures. E.g. patios, gazebos… Common area design.Please provide full description of the “OFC” rooms. What does OFC stand for?After removing the second floor, please clarify and design brace of the first floor partition wall between OFC room and old fire house studio where located under the second floor. Provide framing, bracing and structural attachment of this wall on plan.Provide a fully dimensioned proposed floor plan, drawn to scale, showing the size and use of all rooms or areas within the space being improved, modified, altered or converted to a different use/occupancy class.On proposed floor plan, existing plan and demolition plan, identify and differentiate existing walls to be removed, existing walls to remain, new walls, bearing walls, non-bearing partitions and rated walls.Provide a wall legend and reference typical construction details.Sheet 3. Cross reference doors from door schedule into the applicable location on the proposed floor plan. (Please note: removing exterior door by the entry is not part of this permit application which needs to be removed from the drawing.Sheet 3. Door schedule note #1. For lavatories required to be accessible, toe clearance shall be provided that is 30 inches in width and 9 inches in height above the finish floor or ground for a depth of 19 inches minimum. §11B-306.2.1Sheet 3. Toe clearance shall extend 19 inches maximum under lavatories for toilet and bathing facilities. §11B-306.2.2Sheet 3. At lavatories in toilet and bathing facilities, knee clearance shall be provided that is 30 inches in width for a depth of 11 inches at 9 inches above the finish floor or ground and for a depth of 8 inches at 27 inches above the finish floor or ground increasing to 29 inches high minimum above the finish floor or ground at the front edge of a counter with a built-in lavatory or at the front edge of a wall-mounted lavatory fixture. §11B-306.3.3, Figure 11B-306.3(c)Sheet 3. Revise mounting height for wall-mounted tactile signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters.
