Additional comments or corrective action may be required by other Departments and/or outside Agencies This Plan Review Report and all subsequent code references are based upon the most recent version(s) of the 2022 California Building Codes (CBC, CRC, CFC, CEC, CPC, CMC, CGBSC, and CEES) The approval of plans and any supporting documents does not permit the violation of any section of the adopted building codes or other pertinent local ordinances, or state and federal laws All listed plan review comments must be adequately addressed before a building permit can be issued Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Applicant shall obtain clearance/approvals from following departments after obtaining approval from Building and Safety Division, prior to building permit issuance ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☒Police Department approval on the corrected/final set of drawings (647-5840). ☒Public Works Agency approval (647-5039). ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Applicant must pick up red marked sheet from the City prior to resubmittal and return the marked up set with resubmittal PLAN REVIEW COMMENTS: Applicant shall address all the checked‘☒’ correction comments below before resubmitting plans to Building Safety for recheck. Sheet A0.0 Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. The applicant is responsible for the given “SFR sf” of the existing primary residence; Building Safety staff are not responsible for the accuracy of the given “SFR sf”. Provide north arrow on plan, typical to each sheet Sheet A2.1 Through penetrations of fire-resistance-rated wall or floor assemblies shall comply with Section R302.4.1.1 or R302.4.1.2. (R302.4) Penetrations in wall or floor/ceiling assemblies in two-family dwellings shall comply with Section R302.4. Provide complete details on the plans. Reference on plan construction detail on plan for walls separating dwelling units (main house and new ADU) shall be minimum 1-hour fire partition. Fire rated floor-ceiling and wall assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall extend from the foundation to the underside of the roof sheathing. Provide details on the plans. (R302.3 CRC) Reference detail on plan the location of walls separating dwelling units shall provide airborne sound insulation for walls with an STC rating of at least 50 per. Provide details on plans and provide verification of a tested assembly to achieve the required STC rating of 50. Sheet A3.0 The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. At grade-floor is allowed to have escape opening of 5.0 sq. ft. (R310.1) Exterior wall covering – Detail corrosion–resistant weep screed minimum of 4” above the earth or 2” above paved areas. (R703.7.2.1) Sheet A4.0 Attic access and Ventilations for ADU unit Show location(s) of 22" x 30" attic access with 30" minimum clear headroom. (R807.1) Show on the plans - attic vent locations, type and size (area = 1/150 of the attic space). Provide an attic cross ventilation summary; on the plans indicate the total area required versus provided. (R806.1) Show patios (at rear and at the side) roof slope Sheet E1.0 Bathroom Exhaust Fan (Section 4.506.1) Fans shall be ENERGY STAR compliant and be ducted to terminate outside the building Unless functioning as a component of a whole house ventilation system, fan must be controlled by a humidity control. Sheet S1.0 Provide on the plans, structural material notes (ex. Lumber species & grade, glu-lam beams, concrete (fc’ = ___ psi (min)), steel reinforcement, special inspection requirements, etc.)) Provide typical posts spacing for the rear and the side patio Identify on plan (N) patio rafter size for the rear and the side patio. Provide structural calculation justification Identify on plan (N) patio post size for the rear and the side patio. Provide construction detail for the new patio footing Clearly indicate on floor plan the location of existing walls, new walls, and walls to be removed. Please provide Wall Legend. Show and reference non-bearing wall connection detail to ceiling and to foundation Existing garage converted into ADU (habitable space): Provide ceiling framing plan to show supporting of new ceiling drywall. Additional ceiling joists may be required. Provide details and clearly cross-reference detail onto the plan. Provide/show lateral support for the proposed ADU. Provide construction details for the infilled wall at the existing garage door opening. Show attachment at top and bottom of wall. Provide concrete curb (stem wall) at existing door opening. Provide moisture barrier for the existing concrete slab. If surface product is used, provide ICC or UL listing Provide structural calculation justification for the exterior wall (south face) shear adequacy due to the new window opening. Indicate on plan the length of shear wall, and the location of holdown where required. Further review is required Sheet S2.0 Show existing roof framing on plan Show existing ceiling joist framing on plan or provide new ceiling framing. Provide calculation justification At the intersection of roof ridge and hop, should there be an existing king post? The king post should be supported by the ceiling beam. Identify the size of the ceiling beam on plan. Provide structural calculation justification that the provided size is adequate Sheet S3.0 Reference detail on plan where applicable Detail 1: Footing shall be embedded minimum 18” below the finish grade with two (2) #4 reinforcing bars at top and bottom (total 4 re-bars). Please see marked-up plans for additional requirement/comments. Energy Conservation – Title 24 Energy forms & calculations For the ADU unit, provide documentation to demonstrate compliance with the California Energy Code Climate zone 8 is used. Compliance forms with signatures must be provided on plans. Kitchen shall be vented to the outside. On the plan, please show exhaust fan(s) in kitchen. Kitchen Range Hood Airflow Rate (CFM) shall comply with Table 150.0-G Provide building sections to show building envelope, including wall, floor, and roof/ceiling insulation, per Title 24 calculation.
