All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
On demo plan show interior walls between garage and family room removed.Projections of dwelling units and accessory buildings without an automatic residential fire sprinkler protection are not permitted less than 2 feet to the property line and are required to be 1 hour fire rated on the underside with a fire separation distance between 2 feet and 5 feet. (CRC Table R302.1 (1)) Walls of dwelling units and accessory buildings without an automatic residential fire sprinkler protection with a fire separation distance less than 5 feet are required to have a full one hour rating. (CRC Table R302.1 (1)) ( On both South and West side)No wood siding allowed on I-hr fire rated wall. - Maximum rise of 7¾ inches and minimum run (tread) of 10 inches.
- Minimum width of 36 inches. Provide landing at each side of the bedroom door, provide dimension for landing and stairways.Show ceiling height in existing bedroom and existing office.Provide detail of roof construction assembly. (CRC 902.1) since the roof is part of new permit.Callout attic vent locations, sizes and types on plans. Provide attic ventilation calculation to show minimum ventilation is provided. (CRC R806.2)Show exterior wall construction assembly. A minimum of one layer of No. 15 asphalt felt, free from holes and breaks, complying with ASTM D 226 for Type 1 felt shall be applied over studs of all exterior walls. Specify that two layers of Grade D or 60 minute Grade D paper shall be applied over all wood base sheathing. (CRC R703.2)
The City has encountered a large number of inspection problems arising from a lack of specific framing details. The following listed items are required to be shown on the plans (CBC 107.1):
- All plumbing walls are to be framed with a minimum of 6" studs.
Sheet S2.0 roof rafters shall attach to the ridge board #3, not flush beam. (Is there typo?)
For patio cover engineering calculation and structural drawings shall provided as part of construction drawings and new roof framing.
Sheet S3-1, please call out details from this sheet S3-1 on applicable locations.
Sheet A107, section 3, doesn’t match structural detail 1/ S4.0, please revise accordingly.
Sheet S1.0, show how new slab ties to ( E) footing.
Show how existing ridge board #1(please see red mark) supporting loads from new roof rafters. Ridge board is not designed o carry load. Also identify size of ridge board #1 to verify if it is ridge beam or ridge board, since there is no ceiling ties.
Shear wall on South side shall have same rigidity. (shear wall E)
Show new roof rafters on sheet S2.0.
Ridge board #2 , please see re mark ( 2x8), cannot act as ridge beam.
Identify existing and new roof members.
Provide roof rafters for areas over living room, see red mark.
Special inspection required for shearwall with 4” and lower nailing.
No Ceiling joists per architectural drawings in the kitchen.
Show detail for the cripple wall or king post to support ridge board #3 ( see red mark), to match architectural drawings.
