Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used. Please see additional corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. PC4: Corrections are not addressed. See redlines on the PC2 set dated February 13. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). Sheet A-2.0. There are two buildings and two permit numbers sharing the same plans. Show separate stairway floor plan for each building and label (N) to identify the scope of work area. Please clearly identify guardrails and handrails on plans, sections and elevations. Do not combine handrail and guardrails. Show them separately with dimensions on the handrail extensions called out. PC4: Unresolved and plans are not clear. The stairway flights requiring two sets of rails: guardrail and handrail. Plans also referring design to structural plans which the design shown on structural does not meet code. Revise architectural plan and structural details to show construction of both rails. Sheet A-2.0. Show stairway width on plan on each stairway. Minimum stairway shall be 44” wide or 36” minimum with maximum occupancy load served on each stairway less than 50. If the stairway is less than 44”, justify occupant load served on the stairway. CBC 1011.2 Show stair riser height and tread depth on plan complying with CBC 1011.5.2. Provide actual dimensions. PC4: Provide stairway design. Risers shall be solid. The elevation shows open riser is not permitted. Revise plan to clarify. 1011.5.5.3. PC4: Open risers shown in sheet A2.0 is not permitted. Note on plan: “Stair treads and risers shall be of uniform size and shape. The tolerance between the largest and smallest riser height or between the largest and smallest tread depth shall not exceed 3/8 inch in any flight of stairs. The greatest winder tread depth at the walkline within any flight of stairs shall not exceed the smallest by more than 3/8 inch.” CBC 1011.5.4 PC4: Provide notes on plan. Show landing dimensions on the architectural plans. Dimensions are required for top, intermediate and bottom landing. CBC 1011.6. Flights of stairways shall have handrails on each side and shall comply with Section 1014. PC4: Not resolved. Only one side of handrail shown. No changes are made on plan. Provide handrail cross-section on plan complying with either type I or type II with CBC 1014.3 PC4: Details not available. Where handrails are not continuous between flights, the handrails shall extend horizontally not less than 12 inches beyond the top riser and continue to slope for the depth of one tread beyond the bottom riser. CBC 1014.6 PC4: Clearly identify handrail extensions on plan. See redlines on plan. Projections into the required width of aisles, stairways and ramps at each side shall not exceed 4 1/2 inches at or below the handrail height. CBC 1014.8. In addition to handrail, provide guardrail on the open-sided walking surface on the stairs and landings. Plans shall clearly show separate rails and comply with their own code requirements. Required guards shall be not less than 42 inches (1067 mm) high, measured vertically as follows: From the adjacent walking surfaces. On stairways and stepped aisles, from the line connecting the leading edges of the tread nosings. PC4: Plan is not clear. The stairway flights requiring two sets of rails: guardrail and handrail. Revise architectural plan and structural details to show construction of both rails. See redlines on plan. Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail. The handgrip potion of handrails shall not be less than 1¼” nor more than 1½” cross-sectional dimension or the shape shall provide an equivalent gripping surface. The handgrip portion of handrails shall have a smooth surface with no sharp corners. Any wall or other surface adjacent to the handrail shall be free of sharp or abrasive elements. Edges shall have a minimum radius of 1/8”. STRUCTURAL All sheets. Show address of each building on the title block. 1433 and 1437 S Standard Avenue. Details of handrails or guardrails in sheet D-01 shall meet code requirements in CBC Ch10. Please coordinate with the architect, architectural drawings and meet the correction comments above. PC4: The stairway flights requiring two sets of rails: guardrail and handrail. Revise structural details to show construction of both rails. See redlines on plan. However the structural details are incorrectly showing combine guardrails and handrails. Railing height is inconsistent on multiple details. Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail.Some details referring to sheet D-3 which are not available. Please have the architect or professional architectural designer with apartment design in practice to review architectural corrections. Provide code compliances stairway, handrail and guardrail design. Update the structural railing connection details in consistent with corrected architectural details. END OF COMMENTS
