All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Include address and telephone number of the responsible designer, and date of signing of drawings.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Provide the following:
- Disabled access compliance must be shown on the site plan. The building has existing area separation wall, show location of area separation wall on the drawing. Note on the Floor Plan, type and quantity of material that are stored on the shelvingSheet A1 show demo’d wall between 2 units. Provide typical section view detail of all new partitions and ceilings showing:
- Size, spacing, and material of framing members (Show on the detail)
- Heights of partition, suspended ceiling, structure above. Please change wall legend to identify new and existing partition wall.Sheet A-2, provide 7’ high headroom for existing reception area opening.Provide construction detail for drywall ceiling. Show all entrances and exit doors on the site plan.CBC Section 1022.2.2, Exterior exit doors shall lead directly to the exit discharge or the public way.Provide on the drawings a complete door schedule, showing:
- Door sizes (11B-404)
- Hardware complying with exiting and disabled accessibility requirements Provide 18” clearance to the strike edge of the waiting room door.All doors require a level floor landing on each side.Provide typical door threshold details and details of change in floor covering material.( For all new exit doors) Provide 60” landing at the front of storage number 3.Storage #3’s door blocks reception door when it is open. Revise location of the door.CBC Section 11B-404.2.7, Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction.CBC Section 11B-404.2.9 Note on the drawings: “Maximum effort to operate doors shall not exceed 5 pounds for exterior doors and interior doors, such pull or push effort being applied at right angles to hinged doors and at the center place of sliding or folding doors. Compensating devices or automatic door operators may be utilized to meet the above standards. Exit illumination and exit sign requirements in accordance with CBC Section 1013 shall be shown on the drawings. Be specific as to the type of exit signs to be installed.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4:
- An accessible entrance
- An accessible route to the altered area ( Enlarge path of travel with detail)
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsIf a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.1.2.5Each lot or parking structure where parking is provided for the public as clients, guest or employees, shall provide accessible parking as required by CBC Section 11B-502.CBC Section 11B208.2.4. One in every eight accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 11B-502. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials. Sanitary facilities serving the area of new work shall be disabled accessible. Revise the drawings to show compliance with CBC Section11B-603 and 11B604.3.1.Provide completely dimensioned floor plans, elevations and sections of sanitary facility insuring wheelchair clearances complying with CBC Section 11B-603 and 11B604 and the California Plumbing Code.Sheet A4, detail 12, no pictogram allowed on the bathroom door.Complete the attached Disabled Accessibility Documentation Form.CBC Section 1707.6, Storage racks and access floors. Periodic special inspection is required during the anchorage of access floors and storage racks 8’ or greater in height in structures assigned to Seismic Design Category D.Note on the drawings locations and inscriptions of 50 square inch minimum size permanent plaques installed in conspicuous locations, showing the maximum permissible unit load in clear, legible print.Call out the thickness of the slab on the drawings. Provide calculation for storage rack beam size and post size. Provide beam/post support detail.Provide attachment detail for post/column to the bearing plate. Sheet S1, detail 1 provide bearing plate size and thickness. provide calculation.Storage rack # E doesn’t match floor plan. Are they attached or separate?Show side view for storage racks and show attachments between the levels any bracing? Provide detail.Provide maximum load per level for storage rack on the drawings.
