This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Public Works Agency approval (647-5039). PLAN CHECK COMMENTS: Show on the cover sheet that when the building was built.Plan shows buildings were built in year 2000 which is incorrect.Please revise the note: “year built 2000”. There shall be a floor or landing on each side of a door. Such floor or landing shall be at the same elevation on each side of the door. Landings shall be level except for exterior landings, which are permitted to have a slope not to exceed 0.25 unit vertical in 12 units horizontal (2-percent slope).Show section on plan that the new landing at the balcony meets this requirement. Landings shall have a width not less than the width of the stairway or the door, whichever is greater. Doors in the fully open position shall not reduce a required dimension by more than 7 inches. Where a landing serves an occupant load of 50 or more, doors in any position shall not reduce the landing to less than one-half its required width. Landings shall have a length measured in the direction of travel of not less than 44 inches.Provide and identify on the floor plan (not provided) the location of new balconies and doors next to those area. Provide dimensions on plan to show code compliance. Scope of work. Clarify all items in the scope of work if existing or new construction. Provide more detailed description of the following scope of work area: Balcony framing Stairway framing Guardrails Handrails Plans are unclear. Neither stairway architectural nor structural plans are provided. Plans required to clearly show alteration or replace members only, but not changing stairway configuration. Any alteration shall meet current code design. Sheet A-1.00. Provide dimensions on balcony and stairway. Show length and width of balcony, stairway including landings. Show dimensions of the stairway top landing and provide dimensioned stairway plans including thread width and depth. Sheet A-1.00. Show measurements on plan to locate each column. Show distance between exterior walls and columns and between the center of columns. Sheet A-1.00. Show Guardrails, and handrails location and length (including handrail extensions). Guardrails and handrails are required on both side of the stairways.This comment is not resolved. Sheet A-1.00. Provide building elevations including the design in the scope of work area. STRUCTURAL Provide anchorage design of the guardrail and handrail to the structural framing. Calculation and details are required. (CBC chapter 16). Provide calculation page number on each page of structural calculation. Indicate which page that the calculation can be found. Sheet S-2.02. Identify (E) existing framing members or (N) new framing members on the framing plan. Identify on all FB- beams. Sheet S-2.02. Provide stairway framing and foundation design, plans, connection details and calculations. The note referring to detail 7/S1.01 is not available and detail 9/S-1.02 does not match the plan.Detail 7/S1.01 and 8/S1.01 are insufficient. Specify deck joist design including size, spacing, species, grade…on plan. Provide supporting beam design at detail 6/S1.02. Provide diaphragm design on the balcony. 100 psf minimum live load is required on the balcony and stairway. The calculation only design 0.01 ksf. Provide and specify members on plan for stairway stringers. Detail 7/S1.01 and 8/S1.01 are insufficient. Calculation is also needed. Design or justify lateral support of the balcony and stairways.See redlines on sheet S-2.02. Return redline set at next plan check submittal. Detail 1/S-1.02 appears not for spread footing. Provide spread footing design and details on plan for #P-1 footing.In this detail, please identify the finish grade and footing embedment depth into the soils.
