The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY): ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☒Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☐Police Department approval on the corrected/final set of drawings (647-5840). ☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet 1 Provide a project description with a complete and detailed scope of work on the cover sheet of the plans. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. The Building and Safety Division plan review does not include potential electrical, water, or gas revisions required by any non-city utility company. It is solely on the contractor to ensure proposed addition or alteration can and will meet utility company requirements. MEP are subject to building field inspection.Sheet Index does not match sheets provided in various ways. Sheet order is not correct, as well as sheet labels do not seem to be correct. Landing shall have width of not less than the door served and a minimum of 36” measured in the direction of travel. Landing shall not be 1 ½” lower than the top of the threshold when doors swing over the landing or floor; otherwise, landing can be 7 ¾” maximum lower than the top of the threshold. Sheet 7Front Elevation - Verify new roofing over entry porch occurs. It is unclear if new or existing.PC #2: Elevations do not look to be accurate. Ensure elevations are accurate to site including openings, garages, roof slopes, roof elevations, etc…Rear Elevation – Provide ICC Approval # for new proposed roofing.Left Elevation – Verify if new study roof elevation is to align with existing roof. Elevation does not match Roof Plan or Section.PC #2: Elevations do not look to be accurate. Ensure elevations are accurate to site including openings, garages, roof slopes, roof elevations, etc…Sheet 3It is recommended to add shear wall along side walls at new entry square footage. No new RR size and spicing has been provided.Provide size and spacing of existing roof rafters if to remain to ensure existing is adequate.Provide existing header connection to wall at patio.Verify if new opening at kitchen occurs. Framing plan specifies new 4x4 header. If this is a new opening, clearly show on existing plan.Sheet 5Proposed attic ventilation calculation and location of vents do not meet code requirement for 1/300 area. No less than 40% and not more than 50% of required ventilating area is provided in the upper portion of attic. [R806.2]PC #2: Comment not addressed, proposed locations still does not meet code requirement for 1/300 vent area. Please clarify on plan if these vents are new proposed vents or existing. Section A-A – Wall between garage/carport and dwelling – Provide minimum 1/2-inch gypsum board on the garage side; extended from foundation to the roof sheathing. (R302.6) Verify if roof is continuous as shown on Roof Plan over new study. Plan does not match elevations, it is unclear intent of addition.PC #2: Specify slope at new roofing. Clearly identify where new roofing is to occur on Roof Plan.Verify if roof overhang at new study is new. New roof projection spanning within 2’-0” to 5’-0” of property line require 1-hour fire rated underside or code approved alternative. Specify on plan where required and provide detail.Verify if attic space above new study is separate from existing. If so, provide separate attic ventilation requirement check as well as separate attic access.PC #2: Comment not addressed. Attic space at new study looks to be separate from existing as shown on elevations. Sheet S2Detail 2 & 3 – Provide (2) #4 bars top and bottom at all continuous footings minimum.
