Please call (714) for an appointment.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022California Building Standards Code with local amendments and to clearly indicate complete and detailed scope of work under this building permit application. Proposed scope of work includes items such as replacing doors and windows which is not part of the intended work that this permit is requested for. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees. All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Clearly indicate on floor plan the location of existing structures (including walls, stairs, decks, etc.), new structures, and structures to be removed. Please provide Wall Legend. Also, seems like there as an existing deck next to the existing stairs to be demolished, clearly show and call to be demolished on plans. Exterior stairways shall be provided with an artificial light source located at the top landing of the stairway. Exterior stairways providing access to a basement from the outdoor grade level shall be provided with an artificial light source located at the bottom landing of the stairway. (R303.8) Landing shall not be 1 ½” lower than the top of the threshold when doors swing over the landing or floor; otherwise, landing can be 7 ¾” maximum lower than the top of the threshold. Show landing drop at stair. (R311) Stairways: Show minimum 36” clear width, Provide/show 6’-8” clearly headroom above the stairway, Show the dimension of rise and run of stairways on plans. Show 7.75" (203mm) maximum rise and 10" (229mm) minimum run with nosing of ¾” minimum and 1 ¼” maximum.(R311.7.6) Handrails shall be provided at least on one side of each continuous run of treads or flight with four or more risers. Show handrails on plan. (R311.7.8) Protection wood against decay shall comply with section R317 (no. 8). Provide detail to show exterior wall covering with water-resistive barrier in accordance with Section R703.2. Balconies, decks and exterior stairway exposed to weather and sealed underneath shall be waterproofed and sloped a minimum of ¼” unit vertical in 12 units horizontal (2%) for drainage. Specify manufacturer and ICC report number of waterproofing on the plan. Please see marked-up plans for additional requirement/comments. Add sheet names to plans. Add scale to drawings. Existing window at existing bath needs to be infilled to meet requirements of R302.1 for fire rated walls. Structural Plan Review Comments: Show braced walls in compliance with Section R602.10; otherwise, engineer design is required. Final plans and calculations are to be stamped, signed and dated by a California licensed architect or California registered civil engineer. Provide plywood sheathing specification with nail schedule for stair landing and proposed shear walls. Clarify on plane if the footing under the stair walls are new or existing. Revise details accordingly. If new, provide on plan notes showing concrete (fc’ = 2500 psi (min)) and steel reinforcement specifications. Handrails and guards shall be designed to resist a concentrated load of 200 pounds in accordance with Section 4.5.1 of ASCE 7 (CBC 2022, 1607.9.1.1.). Provide supportive calculations to show compliment. Provide shear transfer and foundation anchorage details as shown in plan markups. Provide epoxy ICC report. Provide calculations for the capacity of epoxy to resist uplift load at shear walls edge and call all the required holdown on plans. Consider overstrength factor and 30% increase at post comprising shear walls at both orthogonal directions. Please see marked-up plans for additional requirement/comments.
