The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Exterior walls without Automatic Residential Fire Sprinkler – (Table R302.1(1)) Eaves projection – Provide one-hour protection on the underside of eave when eaves projected into the 5-ft of fire separation distance. No projection beyond 2-ft of the fire separation distance. Provide fire rated eave extension detail. Dwelling/garage separation: Add note “Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed of minimum No. 26 gage sheet steel, and shall have no openings into the garage”. (R302.5.2) Exterior wall covering: Detail corrosion–resistant weep screed minimum of 4” above the earth or 2” above paved areas. (R703.7.2.1) Provide detail to show exterior wall covering with water-resistive barrier in accordance with Section R703.2. Attic access and Ventilations: Show location(s) of 22" x 30" attic access with 30" minimum clear headroom. (R807.1) Show on the plans - attic vent locations, type and size (area = 1/150 of the attic space). Provide an attic cross ventilation summary; on the plans indicate the total area required versus provided. (R806.1) Under-floor access and ventilation: On the plan, show locations of existing under-floor accesses and verify not blocked by new improvements. Show on the plans existing under-floor vent locations and verify not blocked by new improvements. Please see marked-up plans for additional requirement/comments. Energy Conservation – Title 24 Energy forms & calculations Provide documentation to demonstrate compliance with the California Energy Code. Climate zone 8 is used. Compliance forms with signatures must be provided on plans. Provide building sections to show building envelope, including wall, floor, and roof/ceiling insulation, per Title 24 calculation. In section A-A, show required insulation per title 24 calculations for the separation wall and ceiling at entry foyer. Structural Plan Review Comments: Final plans and calculations are to be stamped, signed and dated by a California licensed architect or California registered civil engineer. Add signature to structural plans. Provide on the plans, structural material notes (ex. Lumber species & grade, steel reinforcement, special inspection requirements, etc.)). Add species and grade for 4x members. Omit repetitive increase factor for B1 design and revise the calculations. Ceiling joists need to be designed based on live load for uninhabitable with storage attic loads where the clear height exceeds 42” (R301.5). Revise the plans accordingly. Provide calculations for pull out capacity of epoxy holdowns at line B. Include overstrength factor in design. Where ceiling joists are used to provide a continuous tie, lapped joists need to comply with requirements of R802.5.2.1. Provide a detail to show compliment over the wall separating garage and entry foyer. Maximum span of roof rafters is 12’-6”± over the entry foyer. Revise calculations accordingly. Revise detail 6/D1 to show new footing and required reinforcement, dowels, etc. Revise slab noting to provide minimum 10 mil vapor barrier (R506.2.3). Show shear panel edge studs on framing plans and call out the size to comply with requirements of holdowns capacities per Simpson catalogue. Minimum 2-2x post is required for HDU2 holdowns. Provide required dowels to tie the slab on grade to footings or note on details that the concrete pouring shall be monolithically (where applicable) to satisfy requirements of R403.1.3.3. . For seismic design category C – F, holdown bolts installed at garage curbs needs to be minimum SSTB20 per Simpson catalogue page 46. Justify adequacy of existing concrete stem and footing between existing living room and garage (consider overturning and sliding capacities in design) for additional loads of garage slab weight and passenger vehicle live loads per table R301.5. Specify bolt specs of SSW (STD vs. HS) on plan and modify the pad size accordingly per Simpson detail 2/SSW1. Note that the minimum width required for 1” diameter standard bolt is 33” per table unless it can be proven that the concrete will not experience any crack at the life time of structure. Provide all the structural criteria such as dead and live loads, wind speed and exposure, seismic criteria including overstrength factor, allowable soil bearing pressure (CBC 1603). If the ceiling joist is deeper than the roof rafter, provide a detail showing the taper cut of ceiling joist compliment with requirements of R802.7.1.2. Detail 11/D1 shows a hinge at cripple wall above the header. Justify out of plane stability of the wall above the header against wind load. In addition, blocks provided between the roof rafters requires edge nailing to roof sheathing to be able to transfer the loads to diaphragm. Provide drag details and adequate straps as shown on plans to satisfy continuous load path and interconnection requirements of ASCE7-16, 12.1.3. Provide required lap splice length for #4 rebars. Consider grade 60 per material specifications note #2. Please see marked-up plans for additional requirement/comments.
