All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1).All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
PLAN REVIEW COMMENTS:
Add sheet names to all submitted sheets in accordance with the sheet index provided.
Bundle sheets in the correct order per sheet index.
Revise address on the sheets to 2107 N. Poinsettia St., except for the site plan which shall be 2105&2107 N. Poinsettia St.
Add structural consultant information to project directory.
Add number of stories to project descriptions on first sheet. (R106.1.1)
Add drainage slopes and flow patterns to the area between existing garage and new ADU.
Cross reference the fire rated eave extension detail on site plan.
Mechanical ventilation system provided for bathrooms, water closet compartments and similar rooms must be exhausted directly to the outside (R303.3)
Every dwelling unit shall be provided with heating facilities capable of maintaining a room temperature of not less than 68°F (20°C) at a point 3 feet (914 mm) above the floor and 2 feet from exterior walls in habitable rooms at the design temperature. The installation of one or more portable space heaters shall not be used to achieve compliance with this section. (R303.10)
Provide detail to show exterior wall covering with water-resistive barrier in accordance with Section R703.2.
Cool roof is required per Title 24 calculations. On the plan, specify CRRC #.
Call on plans the ICC report number of the skylights.
Reinforcement for grab bar: at least one bathroom on the entry level shall be provided with reinforcement installed. Revise detail 11/A4 to comply with followings (R307):
Reinforcement shall be solid lumber or other construction materials approved by the enforcing agency.
Reinforcement shall not be less than 2x8 inches nominal lumber or other construction material provide equal height and load capacity. Reinforcement shall be located between 32 inches and 39 ¼ inches above the finished floor flush with the wall framing
Water closet reinforcement shall be install on both side walls of the fixture, or one side wall and the back wall
Shower reinforcement shall be continuous where wall framing is provided
Bathtub and combination bathtub/shower reinforcement shall be continuous on each end of the bathtub and the back wall. Additionally, back wall reinforcement for a lower grab bar shall be provided with the bottom edge located no more than 6 inches above the bathtub rim
Energy Conservation – Title 24 Energy forms & calculations
Kitchen shall be vented to the outside. On the plan, please show exhaust fan(s), and specify the range type (electric vs. gas) in kitchen. Kitchen Range Hood Airflow Rate (CFM) shall comply with Table 150.0-G
CalGreen Plan Review Comments:
Plumbing fixtures flow rate limitation (Section 4.303)
Water closet – 1.28 gallon per flush
Shower head – 1.8 gallons per minute at 80 psi.
Bathroom Exhaust Fan (Section 4.506.1)
Fans shall be ENERGY STAR compliant and be ducted to terminate outside the building
Structural Plan Review Comments:
Final plans and calculations are to be stamped, signed and dated by a California licensed architect or California registered civil engineer.
Please omit all the extra details and notes from the plans. Keep only the details that are cross referenced on plans. Keep consistency in referencing the details on plans and cross out repetitive details (e.g. 1/SD1 vs. 10/SD2).
Use Fa=1.2 for SDs calculations and revise lateral stability calculations (ASCE7-16, 11.4.4).
Anchor bolt size has discrepancy in details and shear wall schedule. Revise accordingly.
Provide calculations for 2x10 alternate size of Hip/Valley beams.
Three different shear transfer details are called along line B, keep the pertinent detail and omit others from plans if not used.
Provide calculations and pertinent shear transfer detail to show parallel condition for shear line 2.
Revise the calculations of ceiling flush beams to consider the loads transferred from the second Hip/Valley beam.
Show shear wall edge studs on plans. Add the other holdowns for line C per calculations.
Shear wall type 3 is used for calculations along line B, revise plans accordingly.
Provide drag details and adequate straps for tying diaphragms to each other in such a way to satisfy continuous load path and interconnection requirements of ASCE7-16, 12.1.3. See mark ups on plan.
Clarify if the drag strap along line B is applied to the ceiling beam or drag struts/collectors above. If it is applied to the beam, provide complete shear transfer detail from the beam to the diaphragm. Provide a detail if it is applied to the drag strut.
Holdowns of the posts which are experiencing uplift from both main orthogonal directions of seismic loads shall comply with requirements of ASCE7-16, 12.5.4. Justify with calculations.
If the ceiling joist is deeper than the roof rafter, provide a detail showing the taper cut of ceiling joist compliment with requirements of R802.7.1.2.
Provide size of the valley beam over the bedroom.
Utilize CBC 2022 for structural calculations.
Use redundancy factor Rho=1.3 or justify with calculations that the requirements of ASCE7-16, 12.3.4.2 are met.
Consider 22ft for width of the structure in lateral design calculations.
Consider minimum 16psf for wind pressure, ASCE7-16, 27.1.5.
Revise the loads on Hip beam calculations, see mark ups on calculations.
The ridge over the bedroom and bathroom cannot be considered as ridge boards with ceiling tie since there is no rafter/ceiling tie lap and spike connection due to in interference with the valley beam over the bedroom. Design a ridge/ceiling beam alternatively. Provide complete load path to transfer loads to foundation.
