The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. ARCHITECTURAL Building Division 2nd review comments: Sheet T1. Please list any deferred submittal items. E.g. Per structural plan, truss shop drawings and truss calculations are considered as deferred submittals. Building Division 2nd review comments:Sheet T1. Add 70 sf. laundry room addition into scope. Show room square footage. This is the remaining redline comment from the previous plan check. Building Division 2nd review comments: Sheet A2.Please coordinate the bedroom #3 floor construction with the structural engineer to make design consistent (foundation plan shows slab-on-grade?). Please refer to structural plan check comment #7. **No additional comments on both plans or structural calculation. STRUCTURAL (2) copies of structural calculation is required. Building Division 2nd review comments: Clarify the footing design. The combine footing calculation shows design is failed. Please verify. Please add calculation page number. Provide two sets of complete truss calculations OR Identify on roof framing plan if shop drawings and truss calculations are considered as deferred submittals. Truss designs submitted must include all types and be designed for the loading conditions, span, slope, and spacing designated on the framing plan. Truss calculations must be signed, dated, and sealed using the most recently adopted code by an engineer who is registered in the state of California. For standards, a minimum submittal will include a truss layout plan showing proposed truss locations, type and loading requirements. Add note to plan: The deferred submittal items shall not be installed until the design and submittal documents have been approved by the Building Division. [CBC 107.3.4.2]. The Engineer or Architect of Record in responsible charge of the structural design shall provide a statement on the truss calculation stating that he or she has reviewed and approved for loads, location, and suitability for intended use. Provide approval stamp with signature from the engineer or architect of record on the truss calculation [CRC R802.10.2]. Sheet S10. In new laundry room, provide shear transfer detail at the roof diaphragm to vertical braced walls/elements on plan. Sheet S10. Cross-reference header design into framing plan. Provide specification for all new headers. Building Division 2nd review comments: Update the typo in the header symbol note that reference design should be on S3 not S1. Sheet S9. In bedroom (#3 per revised plan), the architectural plan requires new raised-floor construction (see sheet A2). Revise concrete slab on grade design to raised-floor construction. Provide framing, shear transfer and connection details on plan. Building Division 2nd review comments: The architectural plan still showing design to be raised-floor construction. Refer to keynote #8 on sheet A-2. Sheet S9. Under the new slab in the laundry room, a 6-mil polyethylene vapor retarder with joints lapped not less than 6 inches shall be placed between the base course or subgrade and the concrete floor slab, or other approved equivalent methods or materials shall be used to retard vapor transmission through the floor slab. Building Division 2nd review comments: Vapor barrier is not available in the foundation note #204. Sheet S9.
