All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. PLAN CHECK COMMENTS Provide assembly details on the north side of the new exterior wall. Clarify weather protection on this wall. STRUCTURAL Main house. Provide engineering justification to verify the existing interior wall to convert back to new exterior wall to support lateral in-plane shear and out-of-plane forces. Provide framing, foundation and connection details on plan for this wall. PC5: Sheet T-3 and SD-1 must be stamped, signed and dated by a licensed engineer. See sheet T-3. The footing detail 1/T-3 is not available. See sheet T-3. Detail 1/SD1 refers to added holdown is not available on the foundation plan. See sheet T-3. The foundation footnote shows existing continuous footing depth to be verified. Provide engineering footing width, depth and reinforcement on plan for field verification. END OF COMMENTS
