Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039)Final drawings and calculations shall be stamped and signed by the Registered Design Professional and shall include the date of signing below the stamp. (California Business & Professions Code 5537, 5538, 6737.1, and 6745).Sheet A0.00. Clarify the occupancy group within leasing office. Specify occupancy group per 2022 CBC Ch3. Plan shows occupancy group R-4 appears incorrect.Sheet A0.00. Indicate on the cover sheet that if the leasing office is equipped with fire-sprinkler system.Sheet A0.00. Show number of stories of the leasing office. Plan shows 2 and 3 story building is confusing and may not be correct.Sheet A0.00. Indicate total square footage of the tenant improvement area.Sheet A2.20. Detail 4/A3.00 shown in the wall legend is not available.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing field problem of 2½” wide metal studs not being able to accommodate plumbing pipes. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.16 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than 5’ 9” in height. - Sheathing material and details of attachment. Note type, size, and spacing of fasteners. - Heights of partition, suspended ceiling, structure above. - Reference each fire-resistive assembly to a CBC Chapter 7 Table and Item number. - Fire-blocks and draft-stops in combustible construction in accordance with CBC Section 718. Show location(s) and provide typical construction details. - Fire/smoke damper locations, installation requirements and required access doors. Refer to CBC Section 716 and mechanical Code Section 606.Building Division 2nd review comments: Provide building section to show the height of the roof and ceiling. Show how and where new partitions and new ceiling joists are attached and braced.A minimum of 20% of valuation of construction is required to be spent towards providing disabled access in the priority order noted in Chapter 11B, 2022 CBC. Revise the drawings to show compliance. Provide details to show how existing non-compliant items will be upgraded to current standards.Building Division 2nd review comments:Not resolved. The leasing office is served for both public and guests. Therefore, this project must provide path of travel per CBC 11B-202.4. The guest parking, accessible routes, accessible entrance door and accessible restroom serving leasing office are part of the accessible path of travel.Fill out the disable access compliance form by the architect of record. https://www.santa-ana.org/documents/disabled-access-compliance-and-unreasonable-hardship-form-2022/ Clarify in the form and on plan if the existing accessible path of travel fully or partially complies with 2022 CBC and show if any proposed design, detail and location of improvement in compliance with accessibility requirements along the accessible path of travel in accordance with CBC Section 11B-202. Note: Return the filled form at the next plan check submittal.Show detailed information, including dimensions, on existing accessible parking, ramps, and toilet facilities, to verify conformance with the current requirements. (CBC 11B-502, 11B-405, 11B-603 through 11B-606.7)Building Division 2nd review comments:Provide complete details along the accessible path of travel and make cross-reference into the drawings. Handles, pulls, latches, locks, and other operable parts on doors and gates shall comply with 11B-309.4 Operation. Operable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. Where sliding doors are in the fully open position, operating hardware shall be exposed and usable from both sides. §11B-404.2.7The force for pushing or pulling open a door or gate other than fire doors shall be as follows: §11B-404.2.9Interior hinged doors and gates: 5 pounds maximum.Sliding or folding doors: 5 pounds maximum.Required fire doors: the minimum opening force allowable by the appropriate administrative authority, not to exceed 15 pounds.Exterior hinged doors: 5 pounds maximum.Building Division 2nd review comments:Sheet A3.00. On note #3, clarify the operation force is NOT exceeding maximum allowable force.Swinging door and gate surfaces within 10 inches of the finish floor or ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16 inch of the same plane as the other and be free of sharp or abrasive edges. Cavities created by added kick plates shall be capped. §11B-404.2.10STRUCTURALSheet A2.10. Identify any load-bearing walls to be removed on plan. It is architect/engineer’s responsibility to indicate it on plan before plan check approval. Provide structural plans and calculations by a licensed architect or civil, structural engineer if any structural walls (e.g. load-bearing or shear walls) are removed.Building Division 2nd review comments: Refer to first sentence. Add identify partition wall information on the plan in addition to plan check response.Sheet A2.20. Design and clarify the support and brace of the new ceiling joists spanning over the new partition wall. Sheet S101. Detail 3 and detail 4 are conflict at the interior partition wall. In addition, specify new door header.Sheet S101. Clarify the note “see det 2/S101 for wall connection to roof joists”. However, there si no information about detail 2/S101 on the drawing.Sheet A2.20. Clarify the type of mechanical equipment to be relocated and show location on plan. Identify the weight of equipment. Provide structural design and details to support the equipment.
