The submitted plans are not to scale. The submitted plans are required to be printed to match the drawing scale shown on each plan. Please resubmit plans with correct size and scale of the drawings.
Provide written response on each structural comments.
Note: Numbers in parenthesis (unless otherwise noted) refer to code sections of the 2022 California Residential Code (CRC); 2022 California Building Code (CBC); CMC = 2022 California Mechanical Code; CPC = 2022 California Plumbing Code; CEC = 2022 California Electrical Code; T = Table; ICC = International Code Council.All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
PLAN CHECK COMMENTS
All drawings and supporting documents shall be prepared, stamped, and signed by a California licensed architect or registered professional engineer. (CRC R301.1.3, CBC 107.1 and 107.3.4.1). Please remove “structural only” on stamps.E.g. architectural sheets are design, stamped, signed and dated by an licensed architect and structural sheets are design, stamped, signed and dated by a registered civil/structural engineer)
Provide drawing title on each title block and match the description on the sheet index on sheet T.
Note the deferred submittal items on the cover sheet (e.g. Fire-sprinklered system).
The addition of the canopy shall have type of construction and have fire-sprinkered system match existing apartment building. On sheet T, plan shows type V-B is incorrect. Please revise.

Show north arrow on the site plan.
Show fire-separation distance on the site plan. The distance shall be measured at right angles from the face of the wall or face of columns to the closest interior lot line. (CBC Chapter 2 definition: Fire separation distance)
Provide fire resistive rated wall construction for walls or columns that have less than 5 feet fire separation distance from property lines per Table 705.5 of the California Building Code. Also fire resistive rated eaves and parapets may be required per Section 705.2 and Section 705.11 respectively. Please verify the fire separation distance at the rear of the canopy to the nearest lot line to comply with the requirement states in this comment. (FSD<5 feet, no openings allowed)
Provide parapet on the canopy and comply with CBC Section 705.11.
Provide architectural elevations of the canopy.
Provide dimensioned architectural roof plan of the canopy. Show overhangs, parapets, slope, covering material with ICC approved number and any roof top equipment (if applicable).
The canopy design must comply with Type 1-A in CBC Chapter 6. The building elements shall have a fire-resistance rating not less than that specified in Table 601 and exterior walls shall have a fire-resistance rating not less than that specified in Table 705.5. Provide fire protection assembly details on plan for structural elements listed in Table 601.
Provide egress analysis. Justify and show on plan that the proposed canopy is not adjacent to any existing apartment or garage exit door. Clarify that the proposed canopy is not located on the existing site egress route from apartment to Public Street. Show justification on plan.
STRUCTURAL
Firmly stapled all pages of structural calculation.
Provide page number and table of content in the structural calculation.
The seismic analysis shows R=1.25, provide cantilever footing design and detail to support lateral force. Provide calculation and footing details on plan.
Due to incompletion and potential significant changes on the canopy design, please update current structural design, plans and calculation accordingly. Further structural review will be performed in the future review.
