All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)Sheet A0.0: Building Analysis – For clarity, please separate provide building information for each building (4618 W First Street and 4622 W First Street). Include floor area for each building, type of construction, occupancy groups, etc.2nd Review: Response was incomplete. Please revise the following on the Cover Sheet (Sheet A0.0): 1. Remove 2022 California Residential Code; 2. Remove Occupancy Type SFD. Sheet A2.0: Truncated dome locate at the door landings are not allow. Please revise plan to provide concrete curb in front of the door landings and provide truncated domes at the ends where the pedestrian crosses the parking area. Relocating/shipping the accessible parking and access aisle are necessary. 2nd Review: Sheet A2.0, A2.1, A2.2 – Revise plans to provide a concrete curb between the new walkway and parking area. See marked-up plan for clarity. Sheet A2.0: Door to Unit A – revise door to show door swing inward; otherwise, 5-ft clear landing and maneuvering space is required on the pull side of the door. 2nd Review: Sheet A2.0, A2.1, A2.2 – Door to Unit A, Please revise plan to show 24” clear from the door strike edge on the pull side of door. See mark-up plan for clarity. Sheet A2.1: A 48” clear landing is required at the exterior doors. Please revise plan to show door swing inward and 48” clear landing on the exterior side of door. Sheet A2.1: Please coordinate and revise plan in accordance with the requirement on comment #6 above. Sheet A2.2, Proposed Floor planUnit A – revise plan to show door swings inward. Gates/Doors 7 outside of unit B & C – Remove gates/doors. New door/window storefront at the Foyer – Specify tempered glass for glazing in the storefront. Rear doors are not the required exit doorway – please remove exit sign. Otherwise, show an unobstructed continuous path to the public right of way. On the plan, please clearly label/specify the use of the space. 2nd Review: Plan revise Occupancy Groups on sheet A0.0 to show Groups (B / M). Unit C’s Restroom shall be accessible to the person with disabilities. Provide restroom plan with all required dimensions (similar to 1/A6.0). 2nd Review: Restroom in Unit C shall be accessible as well. Please provide details to show restroom in compliance with the accessibility requirement in Chapter 11B, Division 6. Sheet A2.2: Provide the following notes on the plan for the door hardware Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet A2.2: Keynote 13 – Please revise note to specify 5/8” type ‘X’ gypsum board on the interior and 7/8” thick stucco on the exterior side of wall. Sheet A2.3: Reminder – Please transfer the handwritten note onto the electronic file prior to reprinting. Sheet A2.4: Please revise plan to match with revised floor plan per requirement comments above. 2nd Review: Please comply. Sheet A2.5: Rear doors are not the required exit doorway – please remove exit sign. Otherwise, show an unobstructed continuous path to the public right of way. Please revise plan accordingly. Sheet A6.0: Revise restroom floor plan to show 60” clear floor space for the water closet. 2nd Review: Please revise plan to show 60” clear floor space for the toilet. Show dimension on the plan. Elevation C – Revise detail to show toilet paper dispenser locate 7”-9” from the front of the water closet, measure to the centerline of the dispenser. 2nd Review: Please revise detail to show 7”-9”, measured from front of the toilet to the centerline of the dispenser. Note at the bottom right referenced to 18/A0.4 was not applicable – please revise detail reference accordingly. Sheet A2.2: Demising wall, Detail 2/A8.0 – Demising wall shall extend full height to the roof structural framing. Please revise detail to show wall extend to the roof framing and provide 5/8” type ‘X’ gypsum board on each side. 2nd Review: There were two sheets A8.0. Please revise sheet number accordingly. Detail 2/A8.0: revise detail to show wall finish extend to roof frames above. (End of Comment)
