The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review.-Structural framing, foundation plans, structural calculation signed, dated and stamped are required by a licensed professional civil engineer or a licensed architect.
Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
Sheet 1. Show and label site perimeter lot lines on the site plan.
Sheet 1. Show unpermitted structure to be demolished on the site plan including dimensions and square footage.
Sheet 1. Add “Remove unpermitted structure” into the scope of work description on the cover sheet per permit application.
Sheet 2. Show roof overhang dimensions on all sides of the garage.
Sheet 2. Reduce roof overhang on the south and east side not to exceed 4 inches. (CRC R302.1)
Sheet 2. Show (4) soffit eave vents on the roof plan.
Sheet 1. The architect or engineer of record shall list all deferred submittals on the cover sheet. (e.g. roof truss) Deferred submittals require prior approval of the Building Official. Provide a note on the plan: “Deferred submittals to be reviewed by project architect or engineer of record and certified prior to submittal for plan review.” A separate plan review and fee will be required for deferred submittal items.
Provide project address on the title block on each submitted drawing. E.g. missing address on sheet TD.
STRUCTURAL
The existing structure must be inspected by a licensed civil engineer to evaluate the structure integrity of vertical and lateral load supporting system affected by fire damage. Clearly indicate the repair work on the drawings. Identify (N) new structural members to be installed and (E) existing structural members to remain on plans with connection details. Note that there is not addressed any repair work on the lateral support system submitted.Note that submitted structural design is unclear. New comments may apply after next review.
Please provide structural framing, foundation, and shear transfer / connection detail plans, structural calculation. They are required to be signed, dated and stamped by a licensed professional civil engineer or a licensed architect.
The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.
Provide complete material notes and specifications on the plans.
Trusses – provide the following notes on the plans:
Submit two (2) sets of truss calculations and plans to the city for separate plan check.
The truss calculations and plans shall include review of roof, mechanical and lateral loads (chord/strut & brace loads); also include review of top chord and bottom chord for axial + flexure between panel joints.
The truss calculations and plans shall be stamped and signed (include expiration date) by a licensed civil/structural engineer.
The truss plans shall be “review stamped” and signed by the Registered Design Professional of Record.
Provide shear wall schedule on plan.
Provide a shear wall schedule on the plans and specify the maximum design shear load for each shear wall type. Limit the design shear wall loads to those allowed by Code. Clearly indicate on the plans all plywood and drywall shear walls.
Detail 1/sheet 3 does not apply to existing footing condition. Please clarify.
