GENERAL COMMENTS:All items noted on this plan check report must be addressed. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.In addition to other fees, a "Park Acquisition and Development Fee" in the amount shownbelow shall be required pursuant to a resolution of the City Council for the Recreation andCommunity Services Agency; net addition of 1 bedroom(s).Amount of $9,326.00; net addition of 5 bedroomsAmount of $8,383.00; net addition of 4 bedroomsAmount of $7,571.00; net addition of 3 bedroomsAmount of $5,642.00; net addition of 2 bedroomsAmount of $4,235.00; net addition of 1 bedroom Delete notes and details that do not apply to this project. ARCHITECTURAL COMMENTS: Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Complete the Grading exemption checklist and reproduced onto the plan.If answering “NO” to any of the questions, a grading plan and a grading permit shall be required. Provide detail to show exterior wall covering with water-resistive barrier in accordance with Section R703.2. Show on the plans - attic vent locations, type and size (area = 1/150 of the attic space). Provide an attic cross ventilation summary; on the plans indicate the total area required versus provided. (R806.1) Plan markups: 2nd: Show minimum 36” clear width of the hallway next to bedroom. Energy Conservation – Title 24 Energy forms & calculations Kitchen shall be vented to the outside. On the plan, please show exhaust fan(s), and specify the range type (electric vs. gas) in kitchen. Kitchen Range Hood Airflow Rate (CFM) shall comply with Table 150.0-G 2nd: Please add note that the kitchen hood shall be vented directly to the outside. Sheet T-24: Page 7 of 9 of energy calculations is not fully inserted on plan, fix the bottom portion and fit in plans. Provide building sections to show building envelope, including wall, floor, and roof/ceiling insulation, per Title 24 calculation. Call R15 insulation for exterior walls, in section. CalGreen Plan Review Comments: Plumbing fixtures flow rate limitation (Section 4.303) Shower head – 1.8 gallons per minute at 80 psi. Bathroom Exhaust Fan (Section 4.506.1) Fans shall be ENERGY STAR compliant and be ducted to terminate outside the building 2nd: Please add note that bathroom fan shall be ENERGY STAR and ducted to terminate outside the building. Unless functioning as a component of a whole house ventilation system, fan must be controlled by a humidity control. Structural Plan Review Comments: Existing garage converted into ADU (habitable space): Provide construction details for the infilled wall at the existing garage door opening. Show attachment at top and bottom of wall. Provide concrete curb (stem wall) at existing door opening. Provide moisture barrier for the existing concrete slab. If surface product is used, provide ICC or UL listing Shear line 2: Clarify if the shear wall posts are full height and cutting the existing top plate or they are split at top plates. Provide top plate splice drag detail for full height or tie down strap detail for split option respectively. Consider full height for holdown uplift calculations. Provide epoxy calculations and include overstrength factor for seismic loads, ACI 318-19, 17.10.5.3 (d). 2nd: Comment not addressed. Revised calculations show 422lb uplift at edge studs. Holdownsare required if there is any uplift load. Revise edge studs if required by holdown manufacturer. 3rd: Original comment, clarify and show on plan if the post of shear wall is full height and cutting the existing top plates or it is split at top plates. Provide top plate splice drag detail if post is full height or tie down strap if the post is split. Show the other shear wall edge studs at shear line 3. Provide holdown per uplift calculations. 2nd: Comment not addressed. Revised calculations show 12lb uplift at edge studs. Holdowns are required if there is any uplift load. Revise edge studs if required by holdown manufacturer. Provide drag details and adequate straps for tying diaphragms to each other in such a way to satisfy continuous load path and interconnection requirements of ASCE7-16, 12.1.3. see markups on plan. Show/call the required capillary break under the slabs on details and plans to meet requirements of CALGreen 2022, 4.505.2.1. Add epoxy anchorage to the list of special inspection requirements.
