The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY): ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☒Public Works Agency approval (647-5039). ☒Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☒Police Department approval on the corrected/final set of drawings (647-5840). ☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☒Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DocumentationPlease note with the demolition of all walls, slab on grade, and majority of foundation, previous permit has been voided and this work will be seen as full demo and new house.Soils report previously submitted shall be re-submitted with new permit.DrawingsSheet T-1Scope of work shall be revised to note full existing demolition and new house/structure. Work is not considered a remodel.Sprinklers required, specify sprinkler type in Building Analysis.Building area in Building Analysis shall be revised to specify all square footage being demolished and full new square footage. There is no existing floor remaining.Revise Lot Coverage Tabulation information as needed to new full rebuild. Percentage may be the same, but tabulation items shall be revised.Provide all sheets noted in the Sheet Index in new permit set.Provide revised Title 24 for scope of work change. Sheet A-1Revise Exist Sit/Demo Floor Plan to show entire house being demolished. There is no more “addition area” or “garage habitable area” portion, remove hatches as needed.Revise Proposed Site Floor Plans to specify all new walls. Verify square footage for Attic Vent Calculation, square footage does not match proposed building analysis. Sheet A-2New attached garage shall be electric charge ready with 240V plug provided.Revise exhaust fan note in Electrical Legend to match Note #18. CFM’s do not match.Sheet S-1Coordinate with Arch if there are any existing walls or foundation remaining where shown on Foundation Plan. Narrative of changes from applicant notes all interior and exterior walls were demolished. Inspector on field saw no existing foundation or slab on grade. (End of Comment)
