All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)Sheet 0.1: On the plan, please specify Occupancy Groups for the building (A-2, B, M). Please provide a floor plan. Structural wall supporting existing fire-rated floor assembly above is protected with one-hour fire-rated assembly. Hence, new W header and HSS members supporting the new opening and wall shall be protected with one-hour assembly. Provide detail for rated assembly and clearly cross-reference detail onto the plan. 2nd Review Comment: Response was incomplete. Please provide the following: Detail A & B on SD1: Revise details to provide 5/8” type ‘X’ gypsum board. Detail A & B on SD1: Provide fastener information to show how the double type ‘X’ gypsum boards are attached to the steel bean and column. Detail A/SD1: specify material and thickness for the exterior cover finish (minimum 7/8” thick stucco). Detail A/SD1: Revise detail to fill in the all the void spaces with fire-blockings and smoke-stopping approved wools. Detail A & B on SD1: Please clearly cross-reference details onto the plan. Sheet 0.3: Structural specification Based on the permit record, the Risk category for the building is III and important facto I = 1.25. Please revise Structural Specification accordingly. 2nd Review Comment: Per structural design calculation in record and occupant loads of the building, the building was designed for Risk Category III.On the plan, please specify the existing structural lateral resisting system and R coefficient. It appears that the subject CMU wall was an existing special reinforced masonry shear wall. New proposed opening in existing shear wall may prohibit. 2nd Review Comment: Per calculation in record, the proposed opening is occurred at the existing shear wall. See additional comments for calculation in comment #10 below. Structural calculation: Page 8 of 24: Revise Wind analysis for Risk Category III and I = 1.25. Revise calculation and plan accordingly. 2nd Review Comment: See attached calculation from the previous change of use permit back in 2014, which reflected the assembly occupancy with the given occupant loads. Page 9 of 24: Revise Seismic loads analysis for Risk Category III and I = 1.25. Revise calculation and plan accordingly. 2nd Review Comment: See attached calculation from the previous change of use permit back in 2014, which reflected the assembly occupancy with the given occupant loads.Page 12 of 24: The 30-ft CMU shear wall is located adjacent to the stairwell; therefore, there is no support at the top of wall (at 13.5-ft). Please coordinate and revise structural calculation and plan accordingly. 2nd Review Comment: Response was insufficient. With the added deck would not limit the height of the wall. Page 13 of 24: Please clarify how the 317 kips seismic load was derived. Page 21 of 24: Please check CMU Wall and footing for the concentrated loads from the lintel post. (End of Comment)
