Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Plans shall be signed and dated by the designer. Sheet A0: Please provide the following information Scope of work: Please transfer all hand-written notes onto the electronic file prior to printing. Fire Repair: Please elaborate the works will be done due to the fire (fire-damage repair). Remodel whole main house: Please elaborate the specific works of the remodel. It appears existing drywalls on walls and ceiling will be stripped down and provided new drywall through out the house. Please include in scope of works. It appears that new structural framings are proposed. Please coordinate with the structural plan and include in the scope of work. Scope of work was incomplete. Additional plan check fees are required. Sheet A0: Project Information – On the plan, please specify occupancy groups (R-3 / U). Sheet A1: Clearly identify location and scope of fire-damage area and to be repair. Sheet A1: Reminder – show location of existing patio to be demolished. Sheet A1: Kitchen – show minimum 36” clear around the kitchen island space. Sheet A1: Aging-in-place is not required for remodel project. Please remove notes. Sheet A2: Door & Window Schedule – Revise note specify U-factor = 0.29 and SHGC = 0.21, per Title 24. Sheet A2: Door & Window Plan – Revise plan to specify door between garage and residence to be 20 minute fire-rated door, shelf-closing and shelf-latching. Provide building sections to show building envelope with wall and ceiling insulation, per Title 24. Elevation: It appears new structural frames are provided – If it’s applicable, revise elevation to show new roofing. Specify manufacturer’s name, ICC # and fire class on the plan. Sheet GB1 & GB2, CalGreen Sheets: Please use updated CALGREEN Sheets with the effective day, July 2024. Check/mark ‘Y’ or ‘N/A’ for each Sections listed on the CALGREEN Sheets. STRUCTURAL REVIEW COMMENTS For clarity, please provide scope of work for the project. Roof framing plan: On the plan, please clearly show existing (E) vs. new (N). Plan review will continued at time of resubmittal. Roof framing plan: Remove patio roof line at rear of living room. Sheet S-2: Provide Simpson Strong wall details sheets for the proposed Strong Wall. Reminder: Final plans shall be stamped, signed and dated by the engineer of record. (End of Comment)
