If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)Grading permit is required for the proposed project. Grading permit shall be issued prior to building permit issuance. 2nd Review: Grading permit is required. Please submit grading permit to Public Works for review and approval prior to building plan check approval. Reminder: Final plans shall be stamped, signed by the licensed architect or register civil/structural engineer. Sheet C-1: On the plan, please clearly specify the use of the proposed leveled backfill pad/slab. 2nd Review: No response provided nor plan was revised. Comment remains applicable. Sheet C-1: Please revise plan to specify 10-ft height retaining wall (match with structural details). Sheet C-1: Please revise plan to show new retaining wall extend to the rear property line (match structural plans); otherwise, check existing wall and footing for the retaining loads. Sheet C-1: Please note on plan “Retaining wall backfill should be compacted to a minimum of 90 percent of the maximum dry density as determined by ASTM D 1557-12. The compaction report shall be presented to the building inspector, and shall be provided prior to pouring concrete slab.”Soil report: Please update/provide soil report for the job address 320 W. Fourth Street. Revise soil report and subject to reflect the proposed retaining wall and backfill. Provide design parameters for the proposed 12-ft height retaining wall (see plans). 2nd Review: Provide updated soil report. Final plan shall be submitted to the soil engineer for review and approval. The soil engineer shall “review” stamp the plans for general conformance with the soil investigation and recommendations. 2nd Review: Please comply. Sheet S-1: Per structural design, the retaining wall and the backfill was not designed for any future development. Clearly note on plan “The retaining walls and footings were not designed for any future development”. 2nd Review: Plan was not revised. If the proposed flat will be used for parking, walls shall be designed with vehicle loadings and shall be marking/striping for accessible parking stalls and access route. 2nd Review: Comment remains applicable. Sheet S-1: On the plan, please specify how deep the existing soil will be excavated for the proposed retaining wall footing. 2nd Review: Comment remains applicable. Coordinate with soil report for soil condition and minimum excavation for new retaining wall. Sheet S-1: On the plan, please clearly show property lines. Sheet S-1: Retaining wall details Please revise details to show property line in relative to the proposed retaining wall. Revise details to show location of wall and foundation lines of existing adjacent buildings. New retaining walls shall not surcharge onto the existing adjacent wall and foundation. Show structural separation between the new retaining wall and existing wall and foundation. Details: Please show/specify different wall thickness for the bottom wall stem. 2nd Review: Retail wall detail and schedule on sheet S-1 – please clearly identify wall height for each section of retaining wall. Retaining wall calculation: Provide/show calculation for the maximum deflection of the retaining wall. Structural separation is required between the new retaining wall and existing building walls and foundation. 2nd Review: Could not locate information on the calculation. Comment remains applicable. Wall adjacent to the street and alley: Please verify whether there was existing retaining walls along the 4th street and back alley. Provide section/detail to show existing retaining wall street and alley finished grade in relative to the proposed back-fill.2nd Review: Per response to comment 20, there are basements located on the rear alley and front street sides, please provide new retaining wall or justify the existing retaining walls are sufficient to resist the soil pressure. Verify if there is any basement wall locate along the street and alley side.2nd Review: See 2nd review comment #19 above. (End of comment)
