The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY): ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☐Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☐Police Department approval on the corrected/final set of drawings (647-5840). ☐School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet A200 Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. PC #2: Note not found on drawings. Please provide or verify where note is located. Provide a project description with a complete and detailed scope of work on the cover sheet of the plans. PC #2: Scope shall include legalizing unpermitted raised platform. There is no 1/A300 found. Please enlarge detail reference. Sheet A300Provide details/sections for unpermitted raised platform specifying materials and connections. It must be clear and concise as to what this platform is constructed of.PC #2: Material and detailing of raised platform and ramp not provided. PC #3: Provide material and detailing for new proposed raised ramp/landings in Loading area.Specify 2% cross slope max at ramp. [2022 CBC Sec. 1012.3]Provide 60” minimum for landing at bottom of proposed ramp. [2022 CBC Sec. 1012.6.3]PC #2: Incorrect code section commented. Bottom landing for ramp shall be 72” minimum for accessible path of travel. [2022 CBC 11B-405.7]No MEP items shall be installed under walkway without city approval.PC #2: Note on plan is cutoff, please fix.Aisle width between displays shall be 44” min.Identify item along interior wall 4’-0” from display case.Step in elevation not permitted at interior door between loading and shop. No change in elevation shall occur for any egress, exiting, or accessibility paths.PC #2: Comment is not pertaining to exiting only, accessible path is also in question. Door between loading and display area shall have full accessibility as originally provided. Due to raised walkway, alteration has the effect of decreasing the accessibility of facility below the requirements for new construction. Middle landing at proposed ramp requires 72” length in direction of downward travel.Provide details for framing and connections at new ramp/landings.Clear ACCESS RAMP sign overlay, it is now blocking plan items.New ramps require handrails.Per discussion with architect, it is viable to revise proposed ramps to walkway surfaces and meet walkway surface requirements per 2022 California Building Code, if all requirements can be met or demo unpermitted work and return to original.(End of Comment)
