Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Public Works Agency approval (647-5039). ARCHITECTURAL COMMENTS: Insert the handwritten note in project data and scope of work into the typed note, handwritten notes on plans are not acceptable. Clarify if you are adding drywall to any ceiling or replacing the drywall. If it is replaced, change the scope of work from new drywall to replacement of drywall. 2nd: Clarify if you are adding drywall to any ceiling or replacing the drywall. Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. 2nd: Revise the note to match the exact language of comment. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Provide a complete plot plan showing – (R106.2): Identify all property lines and easements, streets, etc. Add note “No easement exists on property” if there is not any easement. 2nd: Show North direction. Provide sheet index on cover sheet. Clearly specify existing and new door and windows and provide schedule or size on plan. 2nd: Removing doors and windows change fenestration condition of building. To very compliment with code, size of doors and windows in the affected room and adjoining rooms shall be provided (existing and new). Provide existing and proposed elevation and specify exterior wall finish. 2nd: Comment not addressed. All the plans shall be drawn to scale, and scale shall be provided on plan. Clearly indicate on floor plan the location of existing walls, new walls, and walls to be removed. Please provide Wall Legend. Structural Plan Review Comments: Provide on the plans, structural material notes (ex. Lumber species & grade, steel reinforcement, special inspection requirements, etc.)) 2nd: Adhesive or mechanical anchor bolt connection at the infill door will be needed which requires special inspection. Provide nail schedule for attachment of header to king stud, trimmer to king stud, studs to header, etc. per CRC 2022 nail schedules. 2nd: Connection of new jack studs to existing header and to new sill plate shall follow CRC table R602.3(1). Provide proper connection at bottom of infilled door. Wood sole plates at all exterior walls  shall be anchored to the foundation with minimum 1/2-inch-diameter anchor bolts spaced not greater than 6 feet on center or approved anchors or anchor straps spaced as required to provide equivalent anchorage to 1/2-inch-diameter anchor bolts. Bolts shall extend not less than 7 inches into concrete or grouted cells of concrete masonry units. The bolts shall be in the middle third of the width of the plate. A nut and washer shall be tightened on each anchor bolt. There shall be no fewer than two bolts per plate section with one bolt located not more than 12 inches or less than seven bolt diameters from each end of the plate section. Sill plates and sole plates shall be protected against decay and termites where required by Sections R317 and R318. (R403.1.6) 2nd: Comment not addressed. (End of Comment)
