Previously approved plans should be submitted to expedite the process. - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)Orange County Fire Authority Checklist, item #1 – It appears the applicant checked the wrong box. There is no construction of a new building, a new story, nor increased in existing building footprint. Please verify and provide new OCFA checklist. Sheet CS1.0: Occupancy group – Please include occupancy group for the warehouse area (S-1)? Sheet CS1.0: Reminder – transfer the handwritten note (425 Sq.ft of the breakrooms) onto the electronic file prior to reprinting. Sheet CS1.0: Please include the area of the existing offices, under the Building Square Footage. Sheet CS1.0: Scope of work, please clarify the statement of “install an industrial washing machine”. If it’s truth, please show location of new washing machine and get approval from Planning and Public Works. Otherwise, revise scope of work. Sheet A2.1, Site Plan – Provide the following information There appears to be a walkway at front of the parking stalls, located along Saint Gertrude place. Please coordinate and revise plan accordingly. It appears that there are fences and gate at the driveway – Please revise plan to show existing gate and fences to be removed. Accessible parking stalls: Please revise parking stall to show marking complying with 11B-502.3.3. Accessible parking stalls: Please clearly show location of van parking stall. Van signage shall be located in front of the Van parking stall. (11B-502.6)The locations of the provided truncated domes are insufficient. Please remove and provide where’s required by 11B-247. The main entrance is located at the front, fronting Grand Ave: An accessible route is required from the public sidewalk to the building primary entrance. Please provide an accessible ramp in compliance with 11B-405. Provide enlarged plan to show building door entrance, landing, maneuvering space, ramp, handrails, etc. Plan review will continue at of resubmittal. Sheet A2.2: Front door entrance – Show/provide door maneuvering spaces on both sides of door, complying with 11B-404.2.4. Restrooms: Existing restrooms shall be made accessible to the persons with disabilities. Information provided on sheet A2.2 and A2.3 was incomplete. Please provide additional information and revise details to show compliance with 11B-603 thru 11B-606, and 11B-609. Current restrooms appear to small and do not have enough required clearances. Structural details provided on sheet S1.2: Please clearly cross-reference details onto the plan, where applicable. Please provide structural calculation for the 4x4 posts supporting the lower wall. Check for out-of-plane loads.Provide detail connection of 4x4 post to floor. Post in contact with concrete floor shall be pressured-treated wood.
