GENERAL REQUIREMENTS Clearances –The approval from the following agencies are required prior to Building permit issuance: Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters. Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters. Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates. Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (3) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument. Without scope of work modification- Resubmit all construction document with one of the (3) options below: Resubmittal Bin: No appointment is required. Complete the Plan Check Re-Submittal Formalong with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby. Walk-ins: No appointment is required. Daily walk-ins are available for resubmittals at the first come first serve basis. By appointment: Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project. This review does not include mechanical, plumbing, fire sprinkler system, or electrical work- Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information. Extra plan check fee– Plan check fees reflect the initial review plus two rechecks. Additional plan check fee could be charged after the third review cycle (starting on the 4th review) on an hourly basis. BUILDING PLAN REVIEW COMMENTS: First plan review cycle (PC1): General code requirements: Sheet TS. Remove item #1: tenant improvement from the scope of work description. This permit application is for installation of 4 storage rack only. Sheet TS. Revise occupancy group to B, and S-1. No change of occupancy for this permit. Sheet TS. Applicable Codes: Add a note that the applicable Codes are: 2025 CBC, 2025 CPC, 2025 CMC, 2025 CEC, 2025 Energy Code, and City of Santa Ana Municipal Code Sheet A1. Show clearance (distance) on plan between rack columns and the exterior walls. Sheet A1. Provide manufacturer’s information, elevations (longitudinal and transverse) and details for the proposed racks. Plan references the rack design into sheet A3. However, there is no sheet A3. Provide anchorage design and detail with anchor bolt specified (number, type and length) with embedment on the drawings. END OF COMMENT
