Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
Provide a fully dimensioned Site Plan on the drawings .Provide wall legend to distinguish between new / existing / demo walls.Carbon monoxide alarms and smoke detector combined with smoke alarms shall comply with both sections R314 and section R315.Show minimum headroom under new beam between kitchen and dining room.Sheet A1-0, show new infills.Sheet A-1.1, is toilet and lavatory being relocated.Sheet A-1.1, not clear is there an opening between living room and kitchen is there a closet. Only entrance to the kitchen is from dining room?Sheet A1.01, please verify if any shearwall is being removed by creating new opening.
Detail the shear transfer connections which transfer lateral forces from horizontal diaphragms through intermediate elements and shear walls to the foundation. (1603)
Clearly identify all design assumptions & load criteria on the plans. As a minimum:
- Dead Loads of roof/ceiling, floors, exterior/interior walls (R301.2.2.2.1);
- Live Loads for roof, attics with limited storage, attics without storage, habitable attics and attics
served with fixed stairs, floors, and balconies/decks, and stairs per Tables R301.5 & R301.6;
- Wind Loads per Section R301.2.1and wind exposures per Section R301.2.1.5;
- Seismic Loads per Section R301.2.2;
- Local Jurisdiction Design Criteria per Table R301.2(1)
On engineering calculation clearly identify loading on the new beam.
On engineering calculation show floor loading.
Sheet S1.01, is there any beam to support 2nd floor wall, show location of 2nd floor wall with regard to the first floor. Please see red mark.
Sheet S1.10, detail 1/S1.00 provide minimum 12” deep footing.
Sheet S1.10, scale of foundation plan and framing plan don’t match.
Sheet S1.10, show location of new footing from 1/S100 with detail on section 1-1.
Sheet S1.10, show 2-2x6, 2 ply doesn’t apply.
Provide roof framing plan to show loading on the new beam.
Sheet S1.10, detail 3/ S1.10, floor joists direction doesn’t match floor framing 2/ S1.10.
Sheet S1.10, 2 ply doesn’t apply on header beam schedule show 2-2x6.
