This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Public Works Agency approval (647-5039).
PLAN CHECK COMMENTS
The proposed canopy will obstruct the existing natural ventilation openings required for the parking garage. Based on the approved building design records, the existing open area is a required ventilation opening for the open parking garage. The installation of the proposed canopy would reduce or cover the required open area and interfere with the natural ventilation necessary for the garage to qualify as an open parking garage.
Therefore, the proposed canopy or any kind of covering is not permitted, as it would cause the parking structure to no longer comply with the requirements for an open parking garage per California Building Code (CBC) Section 406.5. Remove the proposed canopy from the design or revise the proposal to maintain all required open ventilation areas.
Please note that current plan check will be expired on 04/30/2026.

Building Division response: Building record shows the first floor is type I-A construction. Revise type of construction from type V-A to type I-A in the scope of work.
Provide 1-hour fire wall design above the CMU wall including the 30” parapet. The material shall be non-combustible. Provide fire rated assembly details and structural design on plan. This is part of the review and cannot be deferred.
1-hour canopy shall be noncombustible material (type I-A). Wood studs are not allowed.
2-hours fire protection is required for primary structure members (CBC Ch2 definition): beams, columns and members with direct connection to columns. Protection method shall be in accordance with CBC Ch7 or per tested and approved detail by third party (e.g. Gypsum Manual). Provide fire protection details with test detail number on plan. Provide certified fire protection and assembly details with test detail number on plan for column, beam and column-beam joints.
1.5-hours fire protection is required for roof construction and associated secondary structure members (CBC Ch2 definition). Protection method shall be in accordance with CBC Ch7 or per tested and approved detail by third party (e.g. Gypsum Manual). Provide certified fire protection and assembly details with test detail number on plan.
