All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5831 for an appointment.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.Include address and telephone number of the responsible designer, and date of signing of drawings.Please refer to red marks on the drawings for additional plan check comments. Revise drawings to show compliance.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.Clearly indicate the scope of work under this building permit application:
- Revise project job description on the building permit application worksheet to reflect the work to be done
under the subject building permit application.
- Construction drawings must clearly show all work to be done under the subject building permit application.
- Delete all notes and details from drawings that are not a part of the work to be done under the subject building
permit application.Provide the following:
- Provide a fully dimensioned site plan on each set of plans.
- Show all property lines of record on the site plan. Show on the plans:
- Complete legal description of the structure
- Assessor’s Parcel Number
- Occupancy Group(s)
- Type of Construction
- Fire Sprinkler System
- Number of stories/mezzanines and building height in feetDrawings must be to scale and include following information:
- Scale of Drawings must be large enough to ensure legibility
- Show North Arrow on Plan Views
- Provide an Index of Drawings on cover sheetPlans shall indicate how required structural and fire resistive integrity will be maintained where a penetration will be made for electrical, mechanical, plumbing and communication conduits, pipes and similar systems. CBC Section 106.1.1 and CBC Chapter 7. Note on the plans the ICC Research Report number, U.L. number, State Fire Marshal number, or approval number of another agency accepted by the City of Santa Ana.CBC Section 1603.1.4, Wind design data. The following information related to wind loads shall be shown, regardless of whether wind loads govern the design of the lateral-force-resisting system or not:
- Basic wind speed (3-second gust), miles per hour (km/hr).
- Wind importance factor, and occupancy category.
- Wind exposure. Where more than one wind exposure is utilized, the wind exposure and applicable wind
direction shall be indicated.
- Components and cladding. The design wind pressures in terms of psf to be used for the design of exterior
component and cladding materials.CBC Section 1603.1.5, Earthquake design data. The following information related to seismic loads shall be shown, regardless of whether seismic loads govern the design of the lateral-force-resisting system or not:
- Seismic importance factor,and occupancy category.
- Mapped spectral response accelerations, SS and S1.
- Site class.
- Spectral response coefficients, SDS and SD1.
- Seismic design category.
- Basic seismic-force-resisting system(s).
- Design base shear.
- Seismic response coefficient(s), CS.
- Response modification factor(s), R.
- Analysis procedure used.CBC Section A106.1. Calculations must be presented in a clear, legible, and organized manner conducive for structural plan review. A table of contents must be provided and pages must be numbered for referencing purposes.Revise ASCE7-22 code section reference for attached canopies on buildings to 30.9.Provide joint coordinates in RISA outputs. Show vertical distance of the bolts in plan based on RISA model.Justify the pull-outcapacity of proposed bolt/screw connection to wall for awnings. Provide solid connection from the wood blocks to CFS wall studs.Revise ASCE7-22 code section reference for solid signs to 29.3.Clarify and show on plan the pole footing shape for signs. Revise allowable passive soil pressure in accordance with minimum presumptive loads per CBC table 1806.2. Minimum load per table is 100psf/ft and considering the permitted increase for signs it shall be 200psf/ft.Revise pole footing width shown on 1/S.6 to match calculations.(End of Comment)
