Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Plan check comments:
All sheets: Revise the project address for each structure to “627 S Starboard St Unit# 2 and 629 S Starboard St”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, title page on structural calculations, and line 3 on page 1 of the CF1R document.
2nd: Add the street direction S. to the address on title page of structural calculations and line 3 on page 1 of CF1R documents for both ADU and JADU.
Sheet A0 through N1. All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
Note on plans: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a final certificate must be submitted at the time of final inspection."
Provide and filled out elevation certificate (EC) for the detached ADU: “629 S Starboard St”
2nd: The address in provided elevation certificate is not the one assigned to the detached ADU. Provide another elevation certificate with the address referring to ADU: 629 S. Starboard St.
Specify finish floor elevation of first floor. (CBC 107.2.5)Sheet A0. Revise ADU/SFD calculation to include both ADU and JADU square footage.Sheet A0. Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. Provide fire assembly details on plan AND show continuous separation between dwelling units in the section 1-1.Submit sheet A7 and attach it with other building plans. Per energy calculation on sheet T24.1, provide and identify heat pump system for heating and cooling on plan serving JADU.STRUCTURALSheet A2. Structural plans, and structural calculation are required to be stamped, signed with date by the engineer of record.2nd: Revise tributary depth of the shear wall to include existing portion plus the addition (47.75’+29.5’=77.25’). Revise tributary width of shear wall to include existing portion of the house at left side of the shear line.Special Inspections (1704): The Registered Design Professional shall include a “Statement of Special Inspections” on the plans.
