The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022California Building Standards Code with local amendments and to clearly indicate the scope of work under this building permit application. There may be additional requirements when complete construction drawings and supporting data is submitted for Building Safety Division review. Please submit architectural plans. City inspectors confirmed that the existing garage is fully demolished and intended to rebuild from scratch. This will change the scope of work/permit from repair to new construction which triggers additional restrictions and code requirements. Provide a project description with a complete and detailed scope of work on the cover sheet of the plans. Scope of work shall be changed to new garage construction including the square footage of garage.Please change the permit application scope of work to new garage construction and include the square footage.Provide a complete plot plan showing – (R106.2) Location and size of all structures on the lot. Identify all property lines and easements, streets, etc. Show north arrow. Distances between buildings (main house, detached garage, accessory dwelling unit, etc.). Distances (setbacks) between buildings and property lines.Provide approval from Edison to encroach into easement or relocate the garage to avoid encroachment.Please refer to planning division after completing the required documents to obtain approval from them. The documents will then be transferred to building division for plan check review.Additional comments may arise after completion of documents.
